MASTER PLAN
Structure :
RCC framed structure, RCC column, beams and brick masonry walls.
Foundation :
Isolated column footings with proper reinforcement mat over PCC 1:4:8 of 5” thickness.
Basement :
RCC plinth beam of size 15” X 9” with proper reinforcement at the natural ground level.Basement height of 4’ will be provided from NGL. Filling sand will be pit sand with proper consolidation. PCC 1:4:8 will be laid over it.
Super Structutre :
9” brick wall with cement mortar 1:5 will be provided all around the building and wherever necessary inside the building as per the given plan, 4 ½” wall with cement mortar 1:4 will be provided as partition walls wherever necessary.
Continuation lintel of 0’6” height will be provided according to the wall thickness.
Roof slab will be provided with appropriate roof beams.
Joineries:
Main Door ( 3’6” X 7’0” ) will be provided with Teak wood frame of thickness 1.5” and solid core teak shuttered door.
All other doors will be provided with seasoned hard wood frame of size 4” x 3” and window shutters will be made of 3” X 1 ½” size with colourless pin headed glass.
Plastering :
All inner walls will be plastered with CM 1:5 with smooth finish, outer wall will be plastered with CM 1:5 with rough finish, Celing will be plastered with CM 1:3.
Flooring :
Bedrooms : 16"x16" Ceramic Designer tiles
Living/dining : 24"x24" Vitrified tiles
Balconies : 16"x16" Ceramic tiles
Staircase : hard stone/ Step tiles
Car Parking : Paving block/ mosaic
Kitchen :
Kitchen Counter : 2' Granite counter with stainless steel sink
Wall finishes : One open cupboard or two long shelves
Storage : One open cupboard or two long shelves
Electrical : 5 5amps sockets, 2 15 amps socket
Plumbing : 1 corporation water tap, 1 ground water tap & aqua guard point

Open cupboard will be provided shutters will not be provided.
Toilets :
Flooring will be made of glazed tiles of MRP Rs.30/ sqft and a wall tile dado of 7’0” of MRP Rs.32/sqft will be laid.
Concealed plumbing with Finolex (ISI) or equivalent make UPVC pipe arrangements.Indian/European Water Closet with pvc tank of brand Parryware or Hindware provided Wash basins will be provided with half pedestals
2 in 1 Wall Mixer, tap with health facet, heater point, washing machine point at one bathroom will be provided
One bore water and one metro waterline with aqua guard point provided in kitchen.
All Pipe fittings provided are Metro/ Adson or equivalent brand
Electrical :
Concealed Copper wiring of ISI (orbit) make will be provided; Switches & Sockets will be GM/anchor or equivalent brand.
For hall – two fan point, three light point, three 5 Amps socket and one 15 amp socket for fridge
For bed rooms –For bed rooms – one two way fan, one two way light point, two 5 Amps socket with switch and one A/C socket point, 2 bedside point with two 5 amps socket and one 15 amp washing machine point in one of he bedroom as per requirement
For toilets – one light point, one exhaust fan socket and one 15 amps for heater.
For kitchen –one light point, one exhaust fan, four 5 Amps, two15 amps socket with switch.
Automatic phase changeover with covered main db box
Inverter line provided with provisioning to place it in hall
One concealed tv point with three 5 amp socket and switch and telephone point provided in the hall
Painting :
Wall putty will be provided with acrylic – make ( 1coat wall primer, 2 coats of putty, 2 coats of tractor emulsion paint ( Asian make ) will be provided. Apex exterior paints will be provided for exteriors. Main Door will be varnished.
All other doors and windows will be coated with one coat of wood primer, putty and two coats of enamel paint.
Grill will be coated with one coat of primer and two coat of enamel paint.
Terrace :
4 ½” parapet wall of 3’ height from roof top level will be provided. Weathering course tiles will be provided with brick bats and lime mortar. Latest technology water proofing will be done.
Proch :
Portico flooring will be provided with designer tiles.
Compound Wall :
Compound wall will be provided all around the building and proper gates will be provided.
Septic Tank :
Septic Tank of 15000 liters capacity will be provided.
Sump:
Sump (Seepage proof technology) with minimum 12,000 Litters capacity & Bore well with individual motor and common overhead RCC tank split into two parts with separate sump line to kitchen.
