The Ahmedabad Municipal Corporation (AMC) is responsible for levying and collecting property taxes in the city. It is empowered to levy property tax on residential and non-residential properties that lies within its jurisdiction and for which the maximum and minimum limits are fixed. However, it must be mentioned here that while there is a ceiling on the general property tax, other associated taxes have no minimum or maximum limit. Given below are the details of some of the important aspects associated with the property tax in Ahmedabad.
How is the property tax assessed and calculated?
Earlier the property tax system in Ahmedabad was based on the Annual Rateable Value (ARV) according to which nearly 73% of the residential properties and 29% of the commercial properties were below the Rs.600 per annum bracket and, hence, were exempted from the payment of property tax. This is one of the primary reasons why the AMC switched to the present property tax system of assessment and taxation which is based on the capital value of the property and is comparatively fair, transparent and equitable. This new property tax system was introduced in 2001 and is based on weights such as location of the property, type of property, age of property and its usage. For non-residential properties use of property is used instead of type of property.

Manual calculation of property tax: However, if you prefer to calculate your property tax bill manually then you can make use of the following formula given by the AMC:
Property tax = Rate × Area × (f1×f2×f3×f4….fn)
Where f1 = weightage of location of the property, f2 = weightage of type of property, f3 = weightage of age of property, f4 = weight assigned to residential buildings and fn = weight assigned to user of the property.
Tax payers are advised to refer Annexure 9-6 published by the AMC on their website to check the value attached to the weights.
Where to pay property tax in Ahmedabad?
Online Payment Method: The easiest way to pay your property tax bill is to visit the AMC website and use their online payment portal at http://www.egovamc.com/property_tax/frmDuesPaid.aspx?sno=PropertyTax . It is a very simple method wherein you need to give your tenement number that would be available on your previous property tax bill. Once you input this detail the site will direct you to pay through your preferred mode of payment using your debit card or credit card or net banking option of your bank. Last date for the payment of Property Tax
The property tax payments are collected half-yearly in Ahmedabad. For the first half of the year the bills are to be paid before 31st of March and for the second half of the year the due date is usually 15th of October. However, the dates are not fixed and can change depending on the decisions of the AMC. In the year 2013, the last date for the payment in the second half of the year was 31st of December. The cheque is to be drawn in favour of “Municipal Commissioner”.
Penalty in the case of delay or default in the payment of the Property Tax
The AMC charges a penalty of 2% per month for defaults and delays in the payments of property bills and the penalty amount is usually added in the next bill.
