Agree fully to Bhavin's points. Of all the builders operating here in BLR,this group comes across as reasonable and clear. My experience has been positive.
As regards track record - this is their first project in BLR. Their earlier projects across India are also begun recently. However, they have completed their Indore project on time within 2 years of launch... i feel the primary reason for delays is funding - and this group has venture capital tied up already, so should not be a problem. i also liked the fact that the top management and leadership is professional - ex IIT and IIM grads so at least there is decency and professionalism that could translate to better execution and customer experience.
in RE, don't think any group has any track record! Even the so called premier groups like Sobha who have been operating for long have delayed projects often. That is not to say track record is not important. This too was my concern but i feel they will execute this well.

Thanks for your updated. My main conern is how reliable is the builder. Are they able to complete the project as promised. As you can see now a days most of the reputed builders also unable to complete on time.

I have booked a Villa Pristino in The Empyrean.
A few points to consider before you book.
1. The prices are one of the best among big builders for such villas and row houses.
2. The master plan of the township looks truely international. Also, all the work is outsourced to the best companies in their areas e.g. architecture, infrastructure, landscaping etc.
3. If you are looking for a highly customized Villa, then forget The Empyrean. They are very very rigid when it comes to even minor changes. Like you won't be able to put grills around your glass windows, can't put fencing around your plot/garden etc. But, they have agreed to allowing some changes in the interiors like half wall instead of full etc.
4. They seem to be quite transparent with their documentation e.g. Booking is 100% refundable, penalty clause on the builder to compensate the buyer if they delay delivery of your villa, Sales Agreement covers all areas of concern etc.
