Q: Please help me: I am looking to buy a flat in SCION LUXOR. But don't know anything about this builder.SCION LUXOR IS IN HRBR 1ST BLOCK BDA LAYOUT
1)how is SCion builder, are there any issues with thi builder, any cheating scams etc?
2)DOes he delayed the projects earlier, how is his commitment?
3)How is he when it comes to other terms, maintainance,documentation etc
4)He is building in two 50x80 site,3BR With 1530 sft is 53lakhs+regn. WHat do you feel on the price
5)Are there any other prob
Anyone who has bought apartment from Scion El Dorado at HBR layout? Apartment looks to be pretty good in construction quality, but there is lot of deviation from the approved BBMP plan. And the builder is confident that it wont get occupancy certificate (OC). How safe is to invest in this project? And as per builder it will get Khata also (i dont think anyone gets 'A' khata without OC).
I have bought a flat from SCION groups about 8 years ago and i have no compliaints till date and quite happy wiht the buider and the construction.PLease note that i can not comment on the SCION LUXUR at HRBR layout as i have not seen it yet.. but what i can comment is that my experience scion group is good and it will give value for money.
I don't completely agree. Probably you are comparing this with huge (500+ sometimes 1000+ flats) apartment complexes by BIG names like Sobha, Brigade, Mantri etc...
Most of these are built somewhere outskirts of the city at underdeveloped areas. Those areas do not have proper roads and other basic stuff. Since land rate is considerably cheaper there they could sell at those rates and make huge profits.
These BIG guys are also building small apartments (50+ flats, ex: Sobha Petunia, Brigade Petunia, Sobha DewFlower) within BMP limits, you will be shocked to hear the pricing. Off course, one can not compare Scion Luxor with those prime small apartments. But, it still value for money when compared.
This buyer is VERY COSTLY, probably equivalent to Sobha, but his quality is nothing close to sobha. One of my friend looked at the SCION LUXOR, in HRBR 1st Block, builder quoted 58Lakhs final for a 3BR of 1530 sft.
Amenities : ONLY Zym, children play area
Here are the issues
1)Builder says he puts in Teakwood for window frame and doors but the teakwood he puts is the last grade, we saw the frames he has put on for the under-constuction flats there. It is the last grade, which is about 1500rs per sft
2)I also know one of the buyer who purchased there and he was saying that initially the builder said only 4 floors but now he is changing to one more on that as a Penthouse
3)Initially he was saying Zym will be in ground floor and now he is changing to basement
4)He is only taking the name of BDA where this is and making huge money. For the same price we can get a 2000 sft 3 bedroom in equally good area
OVERALL THIS BUILDER IS QUOTING TOO HIGH FOR THIS APARTMENT, I WOULD SAY DO NOT
