OC and Khatha

Q: I am intersted in buying a flat .But I am told builder has not got Oc and khatha and he is collecting large amount to get the Oc and Khatha. I want to know if these serious issues are true or not.Please enlighten as I am keen to buy a flat in this beautiful complex.

OC is a must now adays after implementing GST on Real estate because GST will be imposed on the price after the OC is issued
and getting home loan on Non OC properties is a bit difficult so, please chek all this things before pur chase and buying properties from a reputed realtor like Godrej, prestige is always good for a rera approved and sorted out residntial property

Occupancy certifciates are a must for property buyers, as resale of these properties becomes a huge challenge without them. It is almost impossible for the new resale purchaser to avail the home loan without the OC.
Hence it is crutical for home buyers of under construction and ready to move in apartments to understand the status of OC/CC. One of my friends mentioned that you can avail OC/CC verification services from Zippserv (https://www.zippserv.com/property-inspector/technical-verification-flat-bangalore.html), where a qualified civil engineer will visit the site and lets you know the exact "deviation" in your complex. If dieviations are in excess of 10% there are less chances of getting the OC. The prices looked very reasonable. I thought this is a great service and wanted more people to know about it.

Were you able to get more information about this? I am also thinking of buying an apartment there but I also heard about this OC and Khata problem.
