kakade city phase II

Q: Way back in Oct 2009 I saw an advertisement in Sakal, Pune about Kakade city Phase II. They had pre launching offer of Rs. 4251/- per sq.ft. We went to site. We liked the scheme and booked a flat by paying Rs. 3Lacks.

After that till today after 10 months there is not even a brick change on the site. There is no any construction activity. When you enquire at the office they tell within 15 days they will start the construction. Same answer they are giving for last 10 months. They say that they have some changes in commercial, and they want to revise the plan. They are waiting for the sanction from PMC. If you say anything to them they tell to give it in writing. So that they can forward the same to their management. But there is no any progress in the work.
They claim that about 100 consumers have booked the flat. I want appeal to all those 100 people to come to gather. Share the experience and information. Now the time has came to meet together and take some decision collectively

The current status is that the contractor (Akron) has stopped works on the site saying that the Kakade fellows have not got into an agreement with them. If you contact their office they say that it is delayed because Mr. Kakade is so busy that he do not have ample time to look into this right now. They also sent an email stating that. I suspect that they might raise the price further for old customers who had originally booked @ 4251

After few days he will demand more money . I look at this as a plan to delay possession and increse rate as market goes up. If all are well thought then all amenities should be included 2 years back when they announce first time . I m not against ammenities but the rate at 2 years back should include this . We can definately talk to builder but they understand only legal language

Majoj, As of 2 days back, some excavation has started. They have knocked down some or all row row houses planned for phase 2 and planning to construct tower A and B there. The ad should be out in paper in a couple of days. Before pursuing any legal action, we should go to the builder and talk. If builder agrees to give additional luxurious accessories or amenities inside the flat then rate increase is justifiable but we have to talk to the builder first.

We should hire a legal advisor to fight with builder . He cannot change a rate once stated in registration . If he change a plan is his problem but he should agree to give flat with same rate .

My parents had been there and the lady told them that the site has been changed and rate has been increased to 4750 for old customers which is at 25% discount to the rate of 7000 for new customer. However I didn't understand how to get 4750 with 25% discount of 7000. anyways, She said Marble price has gone up etc so the reason for the rate increase etc. anyways they have every lie to tell about rate increase. They have also changed the location of towers and they are going to accomodate all old customers upto level 11 and new customers form level 12 onwards with rate of 7000. I got 2 more contacts who live in Kakade City phase 1 and they have also booked flat in phase 2. We need to get together and talk to builder ASAP for reducing the rate and asking for more amenities like Italian marble in whole flat and good brand of accessories in the flat like kohler etc. if the rate is not going to be changed. Tomorrow u might see an ad in paper about Kakade city pahse being launched. What this means is that the layout is most probably chnaged and the rates have been revised (of course it will increase). I guess they have not considered the people who have already booked. The amount is surely be upwards and we would be having no option but to shell out more money... which is daylight robbery. I had been at the site inquiring about the progress. I was informed that it will surely be May'11 when the construction begins. The lady at the site office informed that it all depends on Kakade Sir when to begin the construction. I am available on zatka at ymail dot com.

Hi I booked a flat in 2003 in Kakade city Phase II . I paid around some introductory amount of around 3lacs . Now they are asking me to take money back , But it is almost no sense to take the money back once the registration is done . Pl. do not take money back as the prices are going up. I m fighting with management , pl support and update me of the progress as I m out of pune

last week i enquired abt the project. now they say that it will not start until april-may. When asked about cancellation, I was told that one can write a letter to the management about the cancellation and you will get your money back with some deductions. The new completion dates are around 2015. I am 100% sure that the construction wont start this April-May and in June they will say that its because of the monsoons it wont start until october end.

I too had booked a flat there and keep getting the same replies from them. There is still no progress in the work and everyting you ask them they keep on saying that they will start in a month..
