Is the price of Rs. 3300/sft is justified

Q: I went to the project site and I liked the project. Flats are nice. Model flat was excellent. But not sure whether they will deliver the same quality in actual flat or not? Also felt that the price of Rs. 3300/sft looks very high. Do they negotiate? What could be correct justified price?

I am looking atr SJR Luxuria and have mixed feelings based on the reviews I have seem.Any current owner pls advice.Also what is the going rates in the area.

Prospective buyers, go thru the agreement in detail and consult a owner before signing. You will save a lot of trouble.

Make sure you go thru the floor plan in detail. 50% of the flats have a different floor plan, in comparison to the model flat.

Other projects in the area (L&T south city, Prestige etc) are priced higher in the range of 3600-4000. Based on the current way the construction of SJR Luxuria is going, the quality seems to be goodm(and ditto with the model flat) but as usual there could be delay in posession.

Similar projects by other leading builders in that area are priced similarly. Would be justified if the quality / committment promised is delivered
