is Empyrean a good investment?

Q: Am planning to buy a Villa in Empyrean. Has anyone had any bad experience(s) with this builder (Fire Luxur)?

So far Empyrean is getting good review.Although the distance from city raises some complaints after the development that is bound to happen in a few years,it would not be a matter.

The company and their staff seem nice. As far as investment goes, with population increasing in city it is hard to go wrong. Pot holed roads are everywhere in BLR so i would not hold that against this project.

I happened to visit the place on Oct 24. I asked the Business Development Manager about the pot-holed road (NH207), which is one of the major drawbacks for the project. He told me that work has begun on repairing it. And I could see the repair work in progress (but I'll be checking again on a weekday, of course :) ).

If the road is brought into decent shape (and more buses start to ply), I think Empyrean will be a decent place to live. It is said that some IT companies will be coming up around that area. BDA is also acquiring land in the vicinity for some layouts.

For now, it makes sense to buy the place only if you yourself will reside there (and love cool and calm surroundings). I am very skeptical about the possibility of getting anyone on rent, for a few years.

All in all my gut feel after visiting the place is that it is a reasonable investment choice. The property won't become 'hot' for atleast another 6-8 years. But urban Bangalore will keep expanding, and in a decade

I had invested in this project (Jan 2010). So far they been very nice and I am totally satisfied. But I think this property would be habitable only by 2013-2015. But that might be reason why the prices are reasonable for the quality of work what they have to offer. A similar project in proper whitefield or any other project should be at the least 40% more expensive. Just my thoughts.
