I am writing this feedback to save some of our friends from this builder (DUO Assoicates).
This layout is 6 years old but no construction and getting deserted day by day. It is BDA approved but the reality is this is under mortaged and builder can not allow any construction so they are delaying it day by day. You can find lots of primise by the marketing person but no care taker of any of the promise and no one would be listening you. Also they are rowdy people so you can not raise your voice else you may get some serious .....
If you are planning to buy this layout plot then first ask why no consturction in 6 years and when it iwll start. Why no aminities (park, club, swimming etc). Why prices are getting down day by day, why no good road to layout, why no approach road from manipal (as promissed to most of the buiyer) and so many whys you can get once you start exploring it..

Around 32 sites in Duo City Phase 2 (Named Duo South county) are in mortgage issues. Phase-1 titles are clear. There are around 30 Families living in the layout.
Developments are still pending and the builder is not doing much. Layout Association is negotiating with builders to get the pending developments completed. You should plan a visit and meet the Layout Association guys staying in the layout who can help with real-time info.
Hi Rajesh I could see many plots are available for sale and I am also planning to book a plot for resale. What about the approvals from banks and legal authority?
As far as I know the project has got approval from BBMP and Axis. There are plots available in this project and the rate per sqft going on is around Rs 3200.

I am also looking to buy in this layout. My concerns are only few houses are built now and also the high tension line running through the layout. When are the amenities like swimming pool, club are getting built? I am trying to join the yahoo group for this layout but moderator is not checking his emails.
The layout is developed now with around 5 families living there and few more constructions in progress. There is a multi storied luxury apartment in the layout which is getting ready. Approach Road to the Layout is still a problem. Some renovation work started in the road, but its left mid-way.
There are some public vehicles (like school buses, Gas supply vehicles), construction vehicles and other prive vehicles are connected this layout already. STP is under construction.
Its a very slow progression. But the pace is good in recent past and the layout is definitely getting converted in to a good residential place.
I got the docs for this layout verified by a lawyer and it was clear titles with A-Khatha (with Cleared BDA and BBMP dues. Ready for house construction plan approval)
Has the situation improved here now? I am planning to purchase a plot and your feedback will help me decide. Any problems legal or otherwise in this layout phase 1 and 2? Thanks for your replies in advance.
Things have changed for good. Duo Associates are working with us to render all possible supports. Constructions have started in more than 4 sites in Duo City. Hoping to see more developments to come in.

I am also an owner of a site in Duo city. I sincerely regret the way you have written about our own site. Though there some minor hiccups which we are trying to sort it out with Duo Associates, you can't write a statement like "Duo City is a fake layout". If you are really cared about the site, why dont you attend the association's meeting that is getting held. There are people who are planning to construct. By all means, the first quarter of 2011 should add life to the city. If you can do any thing good, work with us to improve the current state. Don't try to worsen the problem. We are positive. We have the drive to take it to a better state and make it a residential place. We have firm belief in our association management and ready to offer all the help to solve the problems we have in hand.
