hi We are thinking to book a flat in phase 2 F block. Can you give us some details regarding price.currently builder is quoting 4800 and committing to give possession by dec13 which doesnot look likely, looking into the current state of construction. Is there any legal issue still not closed??

Some have asked the price. Now that I am not sure what it is now. I booked it almost a year back and it was 3600/- per Sq Feet. Now I think it is hovering around 4200. They have only 2 beds available now I think. They have a couple of 3 beds, but they are charging around 5000/- though the rationale is not very clear.
As a builder, I feel Sterling is quite ok. Quality of the Phase 1 is also not bad. There are some cracks in the underground parking area, which they will be rectifying. Sterling don’t belong to the Tier 1 Builder group (Eg: Shobha, Purva, Prestige, Adarsh etc), but they are pretty good among the Tier 2 guys. The company head was also the president of CREDAI Bangalore (Confederation of Real Estate Developers’ Association of India) last year which they used to advertise quite passionately.

Hi Guys, I have booked a 3 bed flat in C block - 8th floor. Yes, there was some legal issues (Primarily with the land owner and Sterling and how the profit sharing was to happen) but now I think that has got sorted. The builder has constructed the main entrance gate which was not done before because of the said issue. I have verified the documents with my legal advisors and they feel it is alright. Also, my loan was disbursed from LIC and they were satisfied with all the documentation provided to them from the builder.
The possession is promised towards the mid of 2013, but the work has not progressed much and as any other builder, I am expecting a delay of a few months. However, have not visited the site in last one month though.
