Do you think buying used commercial real estate is better than used residential real estate in the long run - from the cash flow perspective as well as appreciation of the property?

In terms of appreciation of the property, used commercial properties is better than used residential real estate. But Revenue and Return on Investment can be rise or worsen depending on where you reside currently or in which area you want to invest in. The aspect of investment can not be judged as it fluctuates area/region wise.

The residential real estate are well taken care rather than the commercial real estate. So, from my point of view buying used residential real estate would be better than used commercial real estate.
