Whenever you buy a piece of land/immovable property, you need to register the same with the authority concerned, so that a legal ownership title is guaranteed to you. An application to be submitted to the concerned authority, which may be the Sub-Registrar of your area or area under which property belongs to. After due verification of details, the Deed is drawn up and the registration process is complete. Registration of property or land is mandatory and this greatly reduces risk of fraud and helps solve disputes easily.

Buying property is just not paying the complete price to builder and residing in it. You do not become the legal owner by doing so. You need to pay the stamp duty and registration fees on the property. This might vary from city to city.
