How much floor area ratio will be increased by Noida Authority?

Q: What is the new proposal of increasing the floor area ratio by Noida Authority? Will it help the customers in any way or is it an advantage to the builders? Kindly throw some light on the matter.

Earlier on a 1,00,000 sq feet plot of land, a builder could build 2,75,000 sq ft or 275 flats if it is a green building but from now onwards on a 1,00,000 sq ft land, a builder can build 350 flats. This will also address the issue of shortage of land. Concept of affordable housing may also come up.

Greater Noida Authority has proposed to increase floor area ration in the group housing plots by 3.5 times from old 2.75 times. That means developers will construct more and decrease the pro-rate land costs which will be an advantage for the buyers. Earlier developers were allowed to construct only 2.75 time of the ground are but now they can construct 3.7 time more once the proposal gets the consent.
