Investment in plots is better then apartment because difference in land prices is huge and chances of appreciation are higher in coming years. Flats need maintainence and structure's value depreciate with time. No such case with land. With respect to floor area ratio, demands for plots is moving up. The most important reason is barren land is decreasing and in future demand is going to rise. So make use of those which are available and construct whatever you want.
