Is this another fruad?

Q: I am hearing about this project from last 3+ years. Also I happened to see the site. There is no board, etc. absolutely no clue about the site.. I don't understand how they claim that it is 'ready possession' ..I tried to call NGK builder, but it seems he doesn't take the phone call... most likely a fruad...check the details before investing...

Hi friend,
Either you or you friend or you both must have visited to Mr N G Kulkarni before posting this comment.
I have purchased the plot there. I was not in India after paying to Mr Kulkarni. After returning, the first thing what I did was I met Mr kulkarni and got the details. As Pallavi mentiond, there are some govt related things which are taking time.

it seems that you are really very worried.after reading ur post even i started wondering. So i went to scarlet villas office and had a talk with Mr. N.G.Kulkarni
Friend u go to the office and talk to the owner directly.See the documents related to the project.
Mr.Kulkarni is a Genuine person.
I'am sure your doubts will come to an end.

I've been knowing N.G.K Builders from the last 10 years. I've also purchased a couple of properties from NGK builders and also owe a plot in SCARLET VILLAS. N.G.K. Builders is a well reputed company.
Being a C.A. i've seen their papers. It is clear title land and all the papers are clear .
the project is taking time as there are few government formalities to be completed.
i would suggest u to visit their office at shaniwar peth and go thru the papers, and ur doubts clear.
So dont worry and dont create Havok.

if u have any comp lent about the builder. please contact main branch of the NGk Builders.Don't give any bad compliment to any reputed Builder. If you have any problem contact to head office and there is no any fraud in scalet villas.

I think there is some misunderstanding as per my knowledge the SCARLET VILLAS is a farmhouse plots and builder suppose to sell the plots only and to attract buyers he offers some amenities near the plot. I think by name people have thought this project is villa and builder will construct villa project here but true is he is selling farmhouse plot so buyers can set up farm house here.... Regarding your friend's case instead of contacting them via cell phone contact them by their mailing address and visit their office and if he feels there is a fraud then advice him to file FIR in nearest police station regarding the same.

My friend has paid about 3 + lakh of Rs to this builder. He was desperately trying to get back his money. He tried to contact the builder on his cell phone.
But no one picked the call. He is trying to contact the builder. but there is no response.
I have visited the site with him about 4 months back. And there is no sign. There was one board totally rusted out. There was no any progress of work. I asked him to talk to the villagers about it, don't know what happened later on. My friend doesn't have any document except one receipt.
So that’s why I just have put cautious note about this project.
Personally, I am US citizen (Indian origion) working in India. I wanted to invest some money. That’s why I was checking this. I made call to the number which my friend had given. As he told, no one picked up the call.
Irrespective of whatever, I will not invest money with this builder.

Hi Sam,

I recently contacted NGV Builders Sales Team and they informed me that SCARLET VILLAS is a farmhouse plots scheme starting from 10,000 sq.ft. and when I researched on the same project I came across your caution on property investing. I also came across the info that Scarlet Villas is a scheme of N.A. (Non- Agricultural) Farm House Plots sanctioned with all the requisite permissons. The people behind the mission are Skylark Land Developer and NGK Builders Pvt Ltd.

If anybody knows more about this project please come up with update on the same. As per my opinion these builders are not fraud but has reputation in Pune
