Do we need to take BMC permission to merge two flats in Mumbai?

Q: Hai I wanted to know whether we have to take BMC permission if we are planning to merge two flats in Mumbai?

Hi if builder has already merge the flate & provided 2 flat number but the entrance door are single only. builder has made two separate agreement as per the respective number & carpet area mentioned separate for both the flat . & the agreements are register with registrar office & OC has been also received beofre 10 years . & in the 4 to 5 building in same sector all 2 BHK is having same module .is there any risk in buying the said flate on re-sale? The Location is Mira road. Please advise.

Yes of course you have to take the permission of the Brihanmumbai Municipal Corporation. If you are planning to merge two flats without taking permission of BMC then you have to pay a fine between Rs 5,000 to Rs 25,000.

if i am buying already merged flat , I am not aware old owner has taken permission or no , Still there will be fine , or we can take permission now , without any fine ?
