Q: Hi, I have booked an apartment in ADVAYA (kovur). I am yet to sign the agreement. The agreement had some unusual clauses which made me panic. Looking for an opinion/feedback from previous purchasers.

Hi..we have also booked a flat in Advaya and still waiting for CMDA approval. Anyone who have booked a flat with them please comment.

Hi ... I also booked a house in Advaya on June 2012, They said they will begin construction on Aug / Sep . But till they have not yet started anything but got the 20% amount from me . No proper response if I call them also . I am much worried abut their poor response . Is this the same case for others also ?

Hi Mohan, even I have booke one flat in advaya, could please let me know more abt these clauses? I dint sign agreemnt yet, as they yet to get approval and start work

yes, good location and they are looking for 50K for booking and 20% payment in 10days from Booking..seems to be good project...let me know of this is a wise...also it comes in the service lane...

Let me know the unusual clauses...

The BUILDER/PROMOTER shall have the right to give on lease or hire any part of the roof/ terrace above the top floor, for any purpose including installation and operation of antenna, satellite dishes, communication towers, other communication equipment or to use / hire/ lease the same for advertisements purpose and the Allottee shall have no right to object or cause any hindrance to the same or make any claim on this account. Any income received on account of such lease shall belong to the BUILDER/PROMOTER and neither the ALLOTTEE / PURCHASER or any association formed by the ALLOTTEEs shall have any claim over the same.

I heard that it is a good project and it is one of the ongoing projects of Royal Splendour Developers. The project is about to get completed by 2013.
