Any legal issues in acquiring a property at KG signature city?

Q: Would like to know if there are any legal hassles in buying a flat at KG signature city ?
How credible is the builder on his deliverables and the dates ?
He has mentioned a clause in the agreement that the cost of ownership might go up depending on the rise in material costs during the phase of building . Has it gone up for anyone ? I haven't seen such clauses used by other builders.

The price of the flats ranges from Rs 42.55lakhs to Rs 64.40lakhs and I do not think the price of the flat has been increased till date.
