The calculation of stamp duty is on the basis of guideline value set by the state government and not on the basis of market value of the property.

AS far as i know in Chennai, the registration charge is the usual one per cent. After the decrease in stamp duty fee, the sector is going to be more organized now as buying improves and the political control eases in the real estate sector. Since, the stamp duty has come down, the guideline value has increased.

Hi, what is the cost of land? If the land costs 1 lakh then registration cost will be 1% of 1 Lakh, i.e., Rs 1000. And stamp duty will be 5%, i.e, Rs 5000.

I completed agree with Kiran and Alex. The stamp duty as well as over all registration charges are likely to reduce. For example: Cost of registration of a property valued at Rs 50 lakh. Existing charges - Rs 4 lakh stamp duty and Rs 50,000 registration fees. Proposed revised charges - Rs 3.5 lakh stamp duty and Rs 50,000 registration fees.

Hey the calculation of stamp duty is on the basis of guideline value set by the state government and not on the basis of market value of the property. Guideline value is arrived at by taking into consideration the volume and nature (primary or secondary sale) of transactions in a specific area.

Earlier the overall registration charge for properties was 9% even this has also come down to 8%

Registration charges(stamp duty charges+surcharge+ registration fee)= overall registration charges.

Registration charges(5%+2%+1%)= 8%

Hi Karunakar, As per my knowledge the stamp duty was likely to be reduced from the present 6% to 5%.
