Q: If I am interested in buying an unit in Pantha Niwas as an NRI not familiar with local rules and regulations, how do I ensure legal ownership of the property and authenticate all required transactions and prevent missteps... No specific experience in buying property in India or Kolkata

Arup, if you are buying a resale property you have to make sure to completely follow up legal and other procedural requirements.

Yes Arup.. legal verification is must.. you can even try to meet other buyers and check whether they have verified everything.. Sometimes builder will have permission for 5 floors, but the building will have 8 floors or more.. In such cases if you buy properties in higher floors and you will be struck.. so have a clear check beforehand..

Hi Arup, it is better to hire a lawyer whle buying a property.. Before invesitng, first you have to get copies of land related documents, approval documents, CC, etc. and get all these verified through a lawyer.. Then if everything is clear, you can proceed..
