Q: Color Fields is big fraud. Please don't buy in their Sholinganallur project.. I don't know about their other projects but I personally know about there Sholinganallur project.

Color Castle is one of the good project in Sholinganallur, Chennai. currently price is around 26 la to 38 lac for 2 BHK unit and around 40 lac to 48 lakh for 3bhk unit. project is completed in and around Dec 2016 . but i have visited the site and it look like project is completed till dec 2016 and work is in full pace.
I have inquired color castle project they said that 2bhk (1038 Sq feet) around 45 lakhs... is that the correct price?? can some one please confirm the price
Hi, project is almost in completion states so day to day builder is increasing the price of this project. It is fair enough to take a 2bhk unit @ 45 lakh but you can negotiate with the builder for best price. good project in these location.
Hi All, Last week, I visited the color castle site and currently they are additionally adding 8 more flats and rounding to 100 flats instead of 92, Did anyone enquired about the common utilities, UDS and parking for those 8 plots will they going to share the one already planned for 92 flats? if so, will they increase the size of the STP, Water, Common Path etc?

Hi Kalki, As per my knowledge, the payment plan of this project is like:- At the time of booking- 2 Lac, Within 15 days from booking- 20%, At the time of registration- 35%, Completion of foundation work- 10%, Completion of 1St floor roof slab- 10%, Completion of brickwork- 10%, Completion of plastering work- 5%, Completion of flooring work- 5%, At the time of handing over- Balance.
Hi we are planning to purchase a house in Color castle Perumbakkam. We have been there last week and we could see the basement and the pillars has been constructed. We are in little confusion regarding the CMDA approval. They said that as the area is under panchayat , Hence they have panchayat approval. And CMDA approval is needed for flats which has floors above 4. Since this flat is only S+2 this doesn't need a CMDA approval. Is this information correct? Hi Shanmugasundaram and Rajesh, bank had checked the documents and approved. Hope that bank people will check all the details -- any comment/suggestion will be helpful. With regards to the materials used, though the builder claims to use what is said in the agreement...based on the the previous comments and other reviews found on the internet, it will be better to go directly and check always. It is actually not possible for everyone to go every week and check, that was the reason I had created a google group, once the flat owners join the group, anyone who visits the site can update the status and it will be useful for all and vice-verse.

Thats a good question Shanmugasundaram. When I raised the same question, I received the following answer that they would need CMDA approval to do it and these plots are only Panchayat approved. I had read few blogs (Links are provided below) and even I have bigger question on this. It will be nice if the Builder answers the questions, hope the marketing team reads our questions.
I'm wondering why this builder is building only 2 floors in 1.5 acers. The flat promoter near by are building silt +4. Anyone could clarify. Selling More appartment in 1.5 acres will get him more money. And also he is the Cheapest in that area..Experts Pls Clarify...

Color homes is an upcoming builder who have built/or building quite a few properties in Perumbakkam and looks like they have purchased further land in the area for future development. I believe it is more at stake for the builder to ensure quality and timely deliverable and also to build a name for them for future developments. My opinion is they are not a bad choice in the area and given the fact they have reasonable priced in the area.

Hi Raj, I have booked in color castle. It looks to be reasonable priced in the area. It is not a mega community with 100s of apartments instead only about 90 flats. Yes, they did mention about the road directly from the Nookampalayam road which should make accessibility to the property all the more easier.

This builder is delaying the registration for Color Castle apartments and not providing a valid reason. Documentation and sale agreement is completed. Can anyone tell me, if this happens with all the builders? Also the reps inform that we have sent you mails, but never received one.
Ours is one of their earlier projects, done on turn key basis There were so many problems, though they delivered the house on date. Even after two years of construction they are now attending all the problems, though very slowly. My answer is you can rely on this builder, but while under construction keep inspecting, and keep an eye on plumbing, electrical, and tiling materials and work. In that way you can avoid future problems.

I had booked flat in color gates, perumbakkam a week ago. The price with other builders was quite high when compared to this builder. Their amenities and specification mentioned in brochure was good quality. Could I know on which project u had bought flat. So that I would visit that particular project and when it comes to know true I would cancel the agreement.

Please Don't go for Color Homes Project. It is a fraud company. They are using very low cost products for construction. There are so many hidden costs in the agreement. Even their staff's are not polite. They are charging so much addiontional cost when key hand over. Water tank is leaking, Wall paint sticking in hand, Flooring is not proper, They didnt give electricity connection for the bedroom light.
Please don't go for color homes and don't make FOOL yourself and don't waste your hard earned money. Their sales team in Anna nagar office is USELESS .
we were one of the initial clients of color homes. Our building is in palavanthangal,built by color homes on turn key basis in 2011. This project is launched at 3690+ where other fellow builders are at 4500. All amenities were given except Swimming pool.
Lets discuss why writing fraud and what do you know about the project.if you want the builder alone to be on dot can we take responsibility for other fellow customer activity like cheque bounce or not able to keep up timing in paying back.
India bulls picked up the booking at 2008 and as of now he has not handed over yet.Lets not be too hasty about this builder saying fraud as if we know every thing.

As per My experience Don't buy flats from Color Homes, They are doing totally fraud. The construction is very poor, don't trust them, as well as they said we get the amenities as per the Brocher, but most of the amenities not given after complete the construction too....
After construction if we send a mail, nobody responding for that mail. We got a very bad experience.
I have raised the same concern today with colorhomes executive.The answer is as follows: 1.If the builder gives the authority to the association, the association will not take care of it properly and the gym becomes obselete after an year or so. So, his argument is like the association cannot handle this gym properly. 2.So, builders will handover the gym to a third party.So obviously they charge for it on per person per month basis.
So, the gym whichever shown as an "amentiy" in the brouchure is not going to be....
Did you get the similar response during your agreement ?
