Discussion on buying in Samhita Sarovar

Q: I havent seen any discussions on this forum for a long time. Just wanted to initiate a discussion and hear the thoughts of people who have already bought or who are planning to buy in Samhita Sarovar.

Hi All I am about to buy 2 bhk Wing A.
He said he has all the required document including CC and OC.
Please let me know has any one received ALL the documents after Possession. He said I will get possession of flat within 1 week.

It will take another one month for the possession. Current the rate per sqft going on is Rs 3450 and the booking amount is Rs 1 lakh.

Himanshu and all in this forum, i am Naresh here., booked a flat in A Block (206) today (01-Dec-2014). Hari says posession will be around 6-8 months. I have been given 7-8 days of time to get into agreement by paying 20% of the amount. Can anyone help me send me any kind of details you guys already have on this project, which would be help me in speeding up my legal verification. Last week, I asked him. He told my flat is ready for wood work.. after our wood work , he will take one month for final completion. It means, we can plan for possession whenever we want. But, its better to do possession after completion of work only.

Hi Everyone. Seems like people have started shifting to the C block already. There are about 5 families who are already residing in the Block. My Cousin is moving into the C block next week. I am still waiting for my B block to complete. Have any of you already completed the Interiors???

Hi, I have booked a flat in A Block. Builder is saying the flat will be ready by Dec-2014. i have already payed 20% amount. I am planning to move into the flat by March-2015. When i can plan for registration? Builder is pushing me for registration immtly. thanks to advice.

Regarding the document check, there is no need to worry as the project is approved by SBI/HDFC/LIC HF. These banks don't approve a project with any problem/risk. Regarding the quality , it is normal and at price with the cost.

Hi, I am planning to buy a flat in Samhita Sarovar. Can someone give me feedback on the builder and construction. Have seen couple of complaints on the construction quality but not much negative feedback online compared to other builders. Also, Ihe has asked for a deposit if i want to get the legal documents checked by my lender bank. THis is not the norm here in Pune where I reside. So, please can anyone advise me on that too.

I want to know how is the builder as for the first time when I spoke he was little arrogant and not willing to negotiate. I saw the quality of the Wing 'C' flat which are average. There are lot of cracks under the pilar's in each rooms. This shows the curing was not done properly. After two years all water in the walls will dry out and the cracks will open up. Also the carpet area vs build up area is coming at 72% which is less as compare to other builders which is around 75%. Before taking a decision need to take your opinion on the Quality Vs price of sq. ft. which is Rs 3250/- is worth while or I should drop this from my list...:-)

Hello,

I guess few people have done registration from Block 'C'. And I heard few people already occupied their flats. I want to know whether builder have given the Occupancy certificate or not? If, not then whats the plan?

Hi Nikhil,

I am going for registration n 22/04/14. The stamp duty mentioned above seems to be for developers and the landowners to get into the agreement for Joint development. For the sale of the flat, that is case with us, this is not applicable.

Anybody from Block 'C' has done registration? If,yes how much time it takes generally? and anybody is planning to shift there ASAP? Because I saw condition in the apartment is not livable because of construction in Block 'A'

Hi Nilay,

I am planning to do the registration in a week or so. I guess at the bank you need to opt for a date of registration. The registration process is one day process. But prior to that you need to visit the bank and submit the final demand note and payment receipts and opt for the date.

Hari told me that we can go ahead and give Lokesh the electrical fittings and tell him that he does the final coating and fixes all the locks and bathroom fittings. For this we need to give him 1 month time. I suggest you finish off all your pending stuff and handover the electrical fittings to him. I am planning to shift by May 1st.

Regarding the block A construction, I saw that they have started the plastering now. May be in another 1-2 months the outer work will be done.

Hi Vinita, sorry for replying late. Please expect block A completion only by Dec 2014. Thats my personal view. When i booked it last year, I anticipated the completion delay by minimum a year. Possession for block B and C is delayed by around an year or more. So Dec 14 is the right time to expect block A completion. If you get early thats a bonus....Regarding OC, I have no info but I will check with builder and other guys

Hi All,

Is there any change in the stamp duty as per the Karnataka budget 2014-2015? I Came across the following news item hence wondering.

I confirmed with Hari, he is saying that this is applicable only for joint development projects. Our sale agreement mentions the project as Joint development project only. But still he is saying it is not applicable for us.

Can anybody reconfirm the same with Hari? The budget is applicable from 1st March. This will save at least 1.3-1.4 lakhs.

Hi All
I got an excel sheet from the builder where he has mentioned about details of all outstanding payments. While most of the things look OK, there is an amount of 50K he is asking for OC and A Khata. While we will pay him this amount now but he has promised to give A Khata later (only after the project completion). Just wanted everyone's opinion on this. Ideally, OC and Khata should be given to us at the time of possession/ registration.

Hi...I am Vinita.. We are planning to buy a 3bhk flat in Samhita Sarovar Block A. We have been told that the possession date for Block A is Aug'14 which will further delayed by 2 months becoz of sand strike. Also, the builder is not giving OC for this apartment. Do you guys have any info on possession date Sandeep as you have also booked in Block A? Also If any of you have info regarding OC?

I have asked the builder to send me details about payment of Registration Cost. He sent me one excel sheet for full ad final payment, which includes cost of Amenities also. Want to know to get possession, we have to pay this complete amount? Can't we pay amount for Amenities later?

I visit the site almost every other day as i stay close by. The work in Block C is very slow. Tiling and doors are complete in all the floors. However , drainage which is a major work is still pending , My best guess is that possession of Block B will only commence from end of January.

I have heard that the guided value now in Horamavu ~2800/ sq ft which is almost double of what it was earlier. So the registration costs are doubled. Also, the builder will be charging on Stamp Duty & VAT at the time of registration. Can anyone share clearly how much %ages will be charged on Reg, Stamp Duty & VAT?

I am not sure about the guided Value but i was under the impression that the Registration and the taxes will come to about 3.5 - 4 Lakhs for a 1150 sqft flat...

Around 3-4 Lacs is what builder had told me at the time of booking but now the registration costs have almost doubled. I guess it's gonna be somewhere rand 5-5.5 lacs now,.

Hi All,

I spoke to the builder last week & the latest update is -
1) Tile work of Block C is in progress
2) He said he has started giving Block C flats to owners for woodwork/ interiors etc.
3) He said he will give possession of Block C in next 2 months
4) For Block B, he said he will give the flats for woodwork in Dec but possession will be by Feb end, by that time the project would be in a livable state

My observation is that the interiors/ tile work etc. is going on a very very slow pace. Also, I don't think anyone has a project delay clause in the agreement. Request everyone to put pressure to fasten the work.

Hello,

Even yesterday I also visited there. Engineer seating there also told me the same. I asked him about Block-B work.. He told after 15 days he will start Tiles work for Block-B. He is telling me the same thing from last 1 month. I guess we really need to push builder.

Yes. Same here. I am visiting alternate weekend.. everytime I am seeing Tiles work of 'C' block is going on. Looks like we need to push builder to get the work done ASAP.

Hello, this is Vishal, I bought a 3BHK flat in Block C too in october 2012 and was expecting to get the possession by August 2103 but it looks it will get further delayed by 2-3 months. Haven't called the builder yet to know but that's how its looking. Alos, not sure if anyone is plannign to get their registeration done, hearign the news of registration and stamp duty will increase very soon.

Hello, Myself Nilay, I also buyed 3BHK flat in B Block in December last year(2012). Expected possession will be on December this year(2013)
As per the plan Block C shld get possession in June, Yesterday I went there, looks like Block C will be get delayed by two more months.
regarding price, as of now it hasnt increased much, Builder mailed me few days back regarding availability price were increased by Rs.100-200 per sq.ft

Yes I have purchased a 2BHK in B Block. I had finalized the deal in end of Oct this year. Not sure what is the price now, but I have heard it has increased a bit from what it was in Oct.
