Greendale Phase II Commencement Certificate

Q: Hello, I just booked a flat in Greendale Phase II, and while going through the documents found that the Commencement Certificate is partial...has anybody faced any problems with this?
Also, Does anybody know whether the residents in Greendale Phase I have got their Occupancy certificates yet?

i am planning to book a flat here at Oceanus Greendale but im worried about the partial CC.What does it mean?
Can it lead to some problems while selling the flat.
They have quoted 4600 per sq ft.Is this price ok to go ahead?

Hi All, I also purchase 2 BHK in Mangolia A block 701 series... I am planning to go for registration in by this weekend .

Any one done registration for there flat ? It seems registration price is also increased by 1.5 lac by end of August is it really true ?

Hello all,
Exploring options in Phase 2 . They have quoted 4000 ( negotiable ) . Final price would be 3850 . Is it worth ?
Some of the concern we have noticed -
1- Water scarcity - All bore well dried up . Now they are sourcing from some other site nearby the greendale compound Plus tankers .
2.Amenities - Very minimal , for around 490 apartment
3. The approach road is horrible - we have tried horamavu and ramamurthynagar route. Both are pathetic . Horamavu route is okay relatively. narrow road leads to heavy traffic . Forget about office time traffic..hell it is
4 - Tile quality etc - Not so great ! not worth for 3850/sq ft. If we put another few hundred , we shall get flat from good reputed builder . Looks like they want to finish it quickly, so tiles laying is not so good.
5-There are many other flat in that area in much lesser price ( less than 3250/sq ft)
I think it is okay for 55l(2bhk)incl reg considering posesson within 3 months.

I am exploring options in phase 2 as well . They are qouting 4000 , negotiable to 3825 which i feel is too high for that area! There are total 420 apartment in greendale (phase1 &2) and 40+ apt in redrock . the amentities are common for 460 flats. Not sure about OC , they said will take 1 year after posession . Is it worth going for this rates ?

i booked a 3bhk in rose block (1536 sq ft). But when i checked the approved plan, there appears to be deviation from the sanctioned plan. The approved plan is of 1338 sq ft (2bhk+study with two toilets) whereas in the leaf lets/booking form they are mentioning this flat as 1536 sq ft. Upon enquiry, Mktg people have told that all "3" series apts in rose were originally planned as 1338 sq ft 2bhk+study (with two toilets) and plan was sanctioned accordingly. But later they have changed the dimension of the apt to 1536 sq ft and included the third toilet. The Mktg guy is telling that there is nothing to worry on that mismatch as they would be giving the OC & Khatha showing the actual area, dimention etc. Bank (SBI) is insisting on taking up this matter with builder directly. However they have no problem in funding the purchase as it is pre-approved.

Those who have booked "3" series apts in Rose block or anyone else could pl. comment on the above?

hello Shaheem, i'd recommend you become a member of the Greendale community on commonfloor and post the question there...you might have others who booked the Rose, series "3" flats help you out with an answer.

Sunny, I'm sorry, I'm am not aware of the approval issues you mention...and since i've been out of town for the last couple of weeks, havent been able to check either. Will post details as and when i get to know more...

SBI will fund since it is pre approved even if there is deviation in plan. Only during the resale , without OC , Nationalized bank will not give loan even if it is pre approved

Hello Saji, I am keen on booking a flat here and will be going for a site visit soon.When I spoke to the marketing exec -Philip he told me that the project was initially BDA approved and now as the area comes under BBMP, the individual flat owners would need to get the approval from BBMP...he said its a very simple process but this has left me a bit confused on the approvals status of greendale phase 2. Would you be aware of this and if yes very keen to know your views on the same.

Also is their a forum or a group where the current owners of phase 2 are active and could be approached.

2.How about the water availability(it seems the bore will be shared with phase 1?

Hello Byju, Please find my thoughts below
1. Not sure what the present rate is, 2 months back it was 3650/- as per builder
2. I believe there will be 2 borewells for phase 2, and an option of 3rd depending on need. Also, Cauvery water supply is expected in some time (probably within a year)
3. No legal issues from what I and my Lawyer has checked
4. Swimming pool, Tennis Court & Children's play area will be shared with Phase 1 (also, both phases are in same compound so no demarcation as such)
There will be 2 gyms, 1 in phase 1 & other in phase 2, but can be used by residents of both phases.
5. Not sure how many flats are available now, might want to check with Marketing team

Hi Vidya, yes, we have finalized the flat and have started the process. No issues as such legally...just one small note: apparently the height of the flats are slightly less (around 8'10"), but should not be a big problem.
Are you planning to pick up a flat as well?

Hi Vidya, yes my legal checks are complete, and the documents look good. However, I still need the latest NOC receipt copies from the builder. Other than that, i'm very much inclined to go ahead with the purchase. -Saji

Saran, the going rates are around 3350 to 3400 (after negotiations). The quality of construction seems good, haven't had an opportunity to check out Phase I apartments.

Abhishek, the commencement certificate mentions "Commencement Certificate - Partial for construction of Residential Apartment..."
Ideally, the text should be "Commencement Certificate for construction...". I'm still exploring details with my lawyer, on whether this is ok...but wanted to get any existing buyer's inputs...

Mr. Nair, can you please give me the going rates at Greendale Phase II? My friend is interested in buying flats there. Are flats available? How is the quality of building construction? Your response will be helpful. Thanks.
