TP Sanctioned plan under Village panchayat but will problem rise if this property going under pune corporation area?
Q: I search a property which is in Grampanchayat area. The property builder said that this is not NA Plots but sancationed by Panchayat and not getting any problem in future. (If this area is going to under corporation, they call it as "Gunthewari"). So can I buy this property please suggest me.

Gunthewari plots are the plots which comes under residential zone, but are not properly developed for internal roads and other facilities, which is considered while converting this land to Non Agriculture for Residential purpose. While converting any land in to NA residential a proper plan is created and sanctioned from Town Planning office. If your plot is of gunthewari, then at this stage you are not suppose to do legel construction in it as laws are not clear at this moment and duties to provide construction permission are still under process. So it's better to wait for some time before you start construction on it.
