Q: In our society there are 2 types of flats, 1BHK and 2 BHK. The flat owners of 2BHK are refusing to pay maintenace in proportion to their area. How the maintenance charges applicable? Is it in proportion to apartment area OR it is equal for all?
The civic body has proposed hike of 50 paisa (from Rs 3.50 to Rs 4) per 1,000 litres in water supply for housing societies. The charges will actually go up to Rs 6.11 on an average, if the society has a water meter. You can also go through Methods to Calculate Maintenance Fee in Apartment Complexes for details.
Also, I would like to say consumption of water has to be done as per one's moral conscience and should be kept to the minimal.
Thanks Lalit for your sharing your view. In some cases like security, common electricity it is obvious that the expenses are same/equal, but what about the water consumption? Big flat have more than one bathrooms, more floor area to clean and many other things. So there must be some rules defined from Govnt which will clear the proportion of maintenance charges. Hope somebody will reply on that.
Hi Avinash, as per my knowledge there was a resolution passed on Nov 30, 1980 that monthly maintenance would be switched from flat wise monthly charges to area wise monthly charges. However, it was later changed to members paying according to flat rate per month per flat and not as per area wise. So, it has to be paid in equal amount now. However, you can check the agreement if anything else is mentioned.
