Q: We know that there is a delay in Jain Housing on our Jain Inseli Park project. After the discussion with supporting team, I understood the reasons on delaying. In fact Every Builder in Chennai including major reputed companies like DLF also delays their projects. Compare to other firms, I felt Jain Housing is better. The main reason on delaying is labour shortage. We know that from last one year the work progress is going well in Jains Inseli Park. Mostly they complete all the flats in 3 to 4 months. My flat is almost complete, Finishing is well to see.

Jain housing Pebble Brook Chennai Karapakkam is next to graveyard right next to the Block 13 entry gates. These guys have cheated me and never told that there is a graveyard. The graveyard is so close that the you can smell the body fumings on the very entry of main gate.Every time you enter or come out you can see/smell fumings.Its disgusting. The open air fuming is done. I have already complained but no answer or any action form management. They simply deny this. The management and customer service of Jain Housing is a pathetic guys

Do you have additional information - as I don't get any updates from Jains. When I call them, they gave some random updates which are also not met. Years have passed.

Honestly, I am not sure what options I have now. If you are aware of any association formed, please let me know.

Useful tips for buyers of flats under construction/ before construction:
1. go for the builder who has a good track record for the past 3 years
2. If you like the default design only then choose - for example, if you want a bath tub in your flat - you should only choose a builder who providesBath tub as a standard feature. If the builder says he can provide tub as an additional modification then the property may not possibly match your expectation.
If all your expectations are provided as a standard feature in the property, then it will stand a chance to meet your expectations.

Hi , I booked a flat last year in 5 lakh scheme, at the time of booking they said u need to pay at hand over. Last week i got a call from customer care pay remaining amount immediately as u r house is ready with all the facility like water, electricity, security. But when i went there i didnt see any completion when i ask them they r saying if i finalize they will fix it with in a month. Same thing if i discuss with customer care they are not agreeing and asking to pay. After having lots of discussion they said we r just intimating you make ready u r payment. any one in this plan pls share u r email id so tht will keep in touch. my mail id hivalliz@gmail.com

Though there has been a delay in the project, work has picked up fast and progress is being made. i did the booking only after checking in person the progress on the ground...hopefully the promise of delivery by March 2014 should happen. Probably i would give another 3 months which effectively means...june 2014 as completion....if the same offer of booking with Rs 5 lakhs and the balance at handover is still on, u should certainly go for it....any additional info, do send me a mail - sampathsathya@gmail.com

JAin Housing has brought the saleability of the apartment down by letting the delay happen. Instead of taking positive action they started pointing out to customers not paying the installment as the reason for the delay (not realising that it is the same reason that caused the customers to lose confidence in the project) At the right time if they would have pumped in required funds and overcome the problem rather than squatting and squabbling with non paying customers, they would have kept the Project image up and it would have been as good a Project as all the others are in the vicinity of Inseli. They could have penalised the customers who are not paying up and incentivised the loyal customers. Now the situation is that Loyal and paying customers are put to huge Loss. The intrest the old and loyal customers have been paying on their disbursed amount is much much higher than value of the property. (No Appreciation of rates in last 4-5 years).

Any compensation that Jain is paying for this abnormal delay whihc has caused erosion of the Value of the Apartment is only what is there in the contract. Abnormal delay and abnormal loss should be dealt exceptionally by the Project proponent in the larger intrest of their Company's Image and reputation as well as in keeping with the customer ethics standards they envision if any.

Guess the coments are from customers who have booked the apartment in revised offer floated recently and who see the project getting completed in next 9-12 months. You guys are doing it with good intention of creating a positive feeling about Inseli so that it can help sell the remaining unsold flat at the earliest and the project is completed soon. Frankly, even for those who have booked the apartment at about the same rate long back (4-5-6 years),there is no other option left but try and support Jain's to finish the project faster. After all, the money one would have paid since last over 4-5 years and intrest on that must have accumulated as a big COST (particularly allthose who booked in 2007-2008 and have dutifuly paid all Demands raised by Jain's.)

When we saw Jains Inseli Park by Jain Housing in omr first time, it was really impressive with the way they have designed the layout and it was a fabulous feeling for us to see such a community with meeting all our expectations. I have seen Jains inseli park reviews, there is no other problem just there is discussed only about delay, but really they don't know, what’s the exact reason is? In my opinion they need to talk with concern people and solve their queries in positive manner. It sounds well if we contact directly.
