Does a new state (Telengana) effect the land rates in Hyderabad ? If seperate state is formed then which places are expected to see increase in land rates ?
Q: I am looking into investing into Hyderabad but at same time the new state fromation bothers me. What will happen to the realty sector in hyderabad? Will the land rates in cities like visakhapatnam be impacted? I am thinking and confused reg my investment.... Any suggestions or opinions are appreciated...
Every one wish to have a Flat or Independent house Rather than future investments. All Andhrities wish to invest in HYD only because it's their dream. Mainly Hospitals at Hyderabad, Schools, Colleges are good. I don't think it will or would fall. Important Note : Andhra guys already purchased Independent houses and Flats etc.. will they sell for Half Price of which they purchased which wont happen nor will. Definitely price would be hiked in real-estate only. -
Also Price of Villas has been raised the price from Rs.78L to Rs.95L. And these changes would be happening in projects across Hyderabad, not only in the Western part.
No i think the prices will go hight as Apartment rates have been going up over the last 1 year. The increase has been to extent of Rs.600 to Rs.800 per sq ft. For example Kondapur has gone up from Rs.2800 per sq ft to Rs.3400 per sq ft.Over the next 1 or 2 Months, we expect all projects to raise rates by Rs.200 to 300 per sq ft.
@Vivek: Real estate members are making price hike but prices are down littlebit..the registrations in LB nagar office going down day by day..people are not ready to invest in hyd especially.. -

i Will suggest you to invest in Nilgirihomes by Modi properties and Artha Heaven...These are located just on the mainraod and are very near to International schools and ORR. I think from these ventures Infosys will be 3 0r 4 Kms. Also it is surrounded with lots of engg. colleges.
Hi Utsav..Even i thought for Pocharam.. but don't have sufficient details. Could you please tell me what is the future of Pocharam area..?? And what is the current price trend going on..??are there an good residential projects..??
Pocharam is having very hasty growth. We have ORR, which seems to be functional in coming months. Apart from that we can see Infosys which is having enormous land of 448 Acres. 10,000 guys are already working in this facility. Apart from this, we have Raheja Mindspace, where already many companies are functional like Inventurus, Bajaj Allianz, Axis , Genpact, GE etc. Apart from that we also have Inorbit mall, which is already built. Metro is also going to extend it route in coming future. Also we have seen international schools have recently opened up near Pocharam i.e. Reqelford international school. Land prices have crossed INR 4100/- per SqYard.
@Mohammed ..if the decision goes in favor of Telangana people then the state will be divided and there is high chances that property prices at various place may increase or decrease. i was also looking for investment there but now i am just waiting for the results.
Hello Mr Mohammad... Although the matter is in hype from past 2-3 weeks but till yet no decision has been taken in this regard. Seeing the past 6 months data..residential sector of Hyderabad has seen growth. Many projects have been launched also.
telangana isuue is not going to affect property rates. More and more companies are building their set up here because of low cost. Investment wise Shamshabad area provides excellent opportunity

Yes, price will be increased..plot rates in outskirts was in demand during last year, like Adibhatla, Raviriyala, Mokila had seen rates increase by almost 80 to 100% (Doubled in 1 year). From this level, another 20% increase can be expected.
@Daminder this will boost the demand for land and residences in Hyderabad. Also during the next 7 years, Hyderabad as such will develop commercially with more employment and the influx of people from outside will nullify the gradual exit of serving Govt Staff.
