Buying property in hyderabad

Q: Hi, i m planning to invest in hyderabad and this is going to be my first real estate investment, What are the future prospects of investing in hyderabad and what are the upcooming areas? Please also help me with the points to be taken care before zeroing down on a property to invest in.

Is it advisable to buy a panchanyat approved land or is government approval is required?

If you are going for a panchayat approved property then there is a risk of not having access to civic amenities such as sewage, street lights, roads etc. Moreover if the project is not approved by government than you might not get home loan as well.

If you are looking for rental yeild than you should not sell off your aprtment. Apartments can give you good rental values.

But the advantage of buying a plot is that it will appreciate more.

Hi all be careful while buying flat in Manikonda. Around 416 unauthorised or illegal buildings have been identified in Manikonda. Buildings in Manikonda are given permission to build only ground plus three floors as it comes under panchayat permission. But it was found that some builders have violated the rules and constructed up to five floors by getting permission from the panchayat authorities.

Hey..i will advise you to choose Kukatpally. This i am telling as per my experience. Although prices have increased a lot in in past few months but properties are worth. In December 2012 the per sq ft price was around Rs 3179 . You can find various properties which will suit your budget. Properties for sale in Kukatpally to see more details.

Hello Mr. Shiva..i would suggest you to go for Hi tech city. It is one of the major industrial hubs in Hyderabad.The price per sq ft in past 4 months was around Rs 4056. The property price will surely rise in future. Infact there are many good residential projects in Hitech city. It is at a distance of 35 km from Rajiv Gandhi International Airport and nearest railway station is at a distance of 6 km at Sanathnagar Railway Station.

Hi..shiva..the real estate market is very much stable now. Prices have appreciated in last few months and many residential projects have also been launched in various parts of the city. Recenty Brigade group launched their new residential project Brigade at No. 7 at Banjara Hills. Hitech is very good area to invest. Area like Madhapur, Kondapur, Kukatpally , Shamshabad..etc are very good areas.

After long period of slow down market has started rising , and will yield good returns in two years time. Upcoming area in Hyderabad is area near airport namely shamshabad where 650 companies are planning thier set up. some have already come up there. Before investing please make sure that you purchase in HMDA layout as there is no risk in that venture.If you want i can take you around Hyderabad and can show you physical development happening here.
