Hi all..Carpet Area is the area enclosed within the walls. It is the actual area to lay the carpet. And yes It is not legal to sell property at any area other than carpet area . Please remember developers cannot charge for built-up area, garden or parking space. Mr Saha..i would recommend you ask the builder abut this.

Hi Subhankar...which project are you talking about..?? And yes carpet area is the area that you actually get inside the house. This is the area for which we are paying money. While built up area also includes thickness of the internal and outer walls and also the area of the balcony.
