How to identify frauds in real estate dealings?

Q: Hi, I heard that many home-buyers are getting cheated by fraudsters in Jaipur. What is the govt doing to avoid such cases? How can one idetify whether the seller is original owner or fake?

In Jaipur, nearly 250 fraud cases related to land documents have been registered from Jan 2013. Around 1124 cheating cases were registered in 2012. But this year, the number is expected to increase even more.

One should be very careful while buying a plot, house, etc. There are many cheaters in this industry. Recently one of my friends in Bangalore was cheated in a land deal. He purchased a plot through a person he knew. That person said that all documents are ready and the seller is looking for immediate sale. He showed few documents also.. My friend trusted him and gave the entire amount to him without taking the rest of the documents and without verifying those which were given then. Later he realized that the land owner was someone else and he never planned to sell it..

Yes Bhupendra, nowadays the fraud rate has increased in Jaipur, and especially in realty sector. Fraudsters continue to find new ways to cheat buyers among which land related fraud cases are rising in 2013.
