Review of plots at Thaiyur in Kelambakkam

Q: Hi..i need advice on the plots at thaiyur in kelambakkam. i m planning to buy a plot and the dealer is coating me Rs 1025/- per square feet. i have got the property verified from a layer. is it a good place to make investment?

Hi.Puneet ..i also own a piece of land in VIP Nagar. The same price with slight fluctuations is seen from last 2-3 years, as mentioned by Smartcard. But now..it there is development is this area. I also heard that there are 2 plots in this layout ready for re-sale.

Hi Varun..if there is any POA..then you should visit the owner with attorney. and verify all things like address, identity,etc. Meet SRO and talk to the VAO also. For detailed information about plot..you should meet the panchayat thalaivar. Appoint a good lawyer and learn to read the EC throughly and do research on the grantor o rgrantee

Hi..firstly you need to check you Patta..you can check patta online also. Then visit the site and get information related to any land issues or any acquisition plans. Check for the right govt authority reg. if you find any Power of Attorney case then make sure that the owner is alive before registration and lastly get all the documents verified by a reputed lawyer.

Hi Puneet...i am buying this plot because I see lot of aparments from siruseri to Thiruporur. I strongly believe that this area will grow. The plot which I booked is Panchayat approved layout. It is coming under Thaiyur. Currently Thaiyur A is agricultural and Thaiyur B is classified as residential.

Hi Varun...In 2007 i bought a plot in VIP Nagar, Thaiyur. The appreciation in this area was slow ...but i personally think it is long term investment. Currently many projects are coming up..which will surely increase the price rates. Water quality is also moderate to good and the area is close to both OMR and V-K road.I was bit nervous about this plot..since it is panchayat approved. But i confirmed the documents with a lawyer. Any other things to be checked out..??.before registration..also..??. I am planning to put EC upto current date on my own, even though buyer gave me the copy of the EC for 25 years. Your suggestions will help me a lot.
