Concrete construction Sangeeth project in Raidurgam

Q: Hi, Has anyone heard of a Concrete construction Sangeeth project in Raidurgam. Its 2 miles from Lanco Hills. But I am getting a mixed opinion about the builder. The opinion is something like "The builders were really good intially but slowly the quality is taking a hit." If some one inspected the project or have some suggestions please post a reply.

Take caution while buying flats at Manikonda of Rangareddy district as most of the constructions there are illegal. since Manikonda falls in a panchayat permissions are given only for construction of ground plus two floors. But some builders obtained permission from the panchayat authorities and had built up to five floors in violation of rules

Registeration office should have process to ensure not registering any property which is illegal. This will ensure immediate stop in voilated norms in construction. If govt can not ensure correct service it can not blame general public.

I have gone through this article which you have refered from TOI, Yes these situations happened in not only manikonda but also in all the panchayat limits which were later regularized through BRS,BPS ..etc schemes from government, but now registration process is changed.. HMDA has to give the technical clearance and approve the plan and local panchayat will check if any deviations?? and issue NOC .

Project Sangeeth is HMDA approved and we already received NOC from local panchayat and electricity department.

Let me know if further clarification is needed.

Thanks Narasimha for your replies, I visited the site and have a few queries:
1. Is marjeera water connection available? I heard that there is no majeera pipeline in that area?
2. As there area comes under Gram area is there all the approvals from panchyati raj side?
3. Any particular reason of SBI not approving the project?

Hi Vinay, sorry for the delay, No we do not have manjeera pipeline for entire manikonda.
Separate provision is provided in the flat and also a separate sump(storage) is made for manjeera in case the pipeline is approved.

Yes the area comes under gram panchayat, so we have technical approval of the entire plan from HMDA and NOC from local gram panchayat.

No particular reason about SBI, May be its time taking process with SBI for all the necessary approvals and documentation, may be that could be the reason why many builders do not approach SBI.

Legally the site and the construction is 100% clear, may be you can have a legal opinion about the project.

Thanks Victor.... I am in contact with AR Infra agent only(Srinivas). My cousin visited the site and told me that there is a nala flowing beside the approach road and there are no shops surrounding. People may not come for rent. Do you have suggestion on this please. if any of the current residents can provide your valuable inputs then will be great help to me. Thanks in advance.

Hey Mahesh, as far as I know I had a conversation with a sales person, he said they are not charging but I think you should also take information from someone who already bought a flat there.

This builder capable to complete ~20-30 number of flats, not for more than 50 similar to Sangeeth.
More over builder is monopoly, he thinks like Boss not at all customer friendly.

Hi I am Chandra.

I have booked one flat in C Block for my Brother in law. The Quality of the construction is Very Good. The plan is for 90 flats only and all the amenities are shared by 90 flat members only. There is no addition of another block.
I feel this is a decent investment given the Price vs Quality and proximity to Hitec City , Gachibowli & Outer Ring road. The project is due to be completed by May 2014.

Hey Srinivas, the current price per sq ft is around Rs 2,850. The completion date will be by june 2014. The 3bhk will be around Rs 50 lakhs onwards for 1425 - 1750 sq.,for 2bhk it would be 40 lakhs onwards for 1185 - 1335 sq.ft. This project is approved by HMDA.

Hi Swathi, Sorry I stopped monitoring this. But one thing which is concerning us is that we have heard they are going to deviate from the original 90 flat plan. Now that about 70% of the construction is done, they are planning to add another block from the adjacent site. This is really not acceptable. We paid 4 lakhs for exclusive amenities and now they are planning to add one more block. Hope they move away from that plan or return part of the money paid for exclusive amenities.

Rajesh, I have booked an apartment here. As of now things have been going fine as per plan. Construction quality is good, I got it reviewed through a person who oversees constructions. We booked as a group and asked for a few changes. The builders agreed without much fuss. Need to see how things go in future. So far its been good. Biggest USP of this project is proximity all around to Gachi Bowli, HiTech city and airport.

Hi Kalyan, We are the land owners and gave the land for development for concrete constructions and we own 44% of the the final product and we have authorization to sell our share of 40 flats out of 90. Construction started in Sept2013 and the so far completed project is done in 7 months time, By Aug we are expecting to complete brick work of all the five floors which is 100% possible and final possession will be surely in Feb2014.

You seem to be reasonable enough at least to talk over the issues.We find it very hard to get any sort of discussion going on with the builder. Originally we were told December possession. We are already approaching February. Is there a new Possession date ? . Do you know about a new block being merged in to this project?

Was busy with other activities and did not have anything to update from builder for quite sometime. Some good news to share now,We had a meeting recently and the current update from the builder about possession is May 2014 and also we decided to go with the original plan of 90 flats that includes 3 blocks, compound wall and the boundaries will be fixed in next 10 days.

Hi Narasimha, Thank you for providing your feed back on the project. We see only 2 people listed on the website, Anil Reddy and Praveen Reddy as builder and owner respectively. Can you please clarify whats your ownership in the project. Do you have authorization to sell any apartments from your chunk? If so, what is the price you would be offering for your share of apartments? 3 bed room Apartments preferably in the higher floors (3rd floor and above) like A3, A7, B6 or C1 etc? And whats your realisitic take on the possession time of this apartment? I am leaning towards the project but can you make the HMDA approval available on the webpage for us to see it. This is mandatory for loan processing. Thank you.

I am the Land owner of the ongoing construction sangeeth and We have complete faith in Builder, May be you can check the earlier ventures at Lingampally which shows Builders passion and dedication towards their constructions.
I dont think any builder will be ready to give the documents prior to booking, at least they can show you the complete documents if you are really intrested.

We took a look at the property and the construction quality is good ... But the builder is not willing to show any approval documents without by paying the token amount. Is that the way it works? . The website says construction as per HMDA norms ... does that mean he has a HMDA Approval? But builders dont have a properly laid out payment plan also. They want you pay the amount other than loan amount in one shot. In other places, you usually get to pay a deposit, then a 15% chunk based on construction etc. Also they promise a 10 month possession time from now, which is almost impossible looking at the current construction state. 5 floors to build and only 2 floors are barely done.

Hello kalyan..one should not believe in rumors..they may or may not be true. I would suggest you to personally visit the site and check the construction quality with an expert.
