Has anyone purchased a flat/apartment with Pace Builders in the Pace Prana project? Looks like they have some legal issues now.

Q: Please get in touch with me if you have received any legal notice. Pace Prana Apartments - Padikuppam Road, Annanagar West, Chennai.

Dear All,

is it advisable now in Jan 2018 to buy a flat in PACE Prana - Anna Nagar. Are the legal issues resolved or should I think second before planning.

Dont even think of taking up this property unless you have no visitors visiting you. The property has no provision for outsiders parking as the entire place is occupied by houses who park their vehicles out. So it will be one hell of a trouble for people who buy apartment here. Water could be a problem too. So on the whole not an exciting property to buy considering that they do not bind by any strictures or rules.

Hi . as of my knowledge pace builder is one of the renowned builder in Chennai which had completed more than 6 project across Chennai region and it has well plan under construction project , see frankly speaking we cant say that there is no legal issue but if issue arsed builder sort it out asap. so in my view it is very promising builder.

Hi all, I have heard in news that the Builder rating for this project is increased by Chennai credai. Yes it is tru that there is some legal issues with this project but now builder has resolved all issues and project is almost in completion stage.

I strongly recommend not to buy from PACE Builder. He is cheat. Never completed project on time. No proper handover happened in any of his project. He will ensure the owners to become frustrurated and take over the maintenance to avoid fulfilling his promise and avoid taxes. Selaiyur project not handed over, Tambaram project is utter waste and no buyers. Sewage and drinking water through metro are not given yet after 2 years from possession in Anna Nagar Pace Prana. Property tax is not paid and not handed over yet. 30 to 35% area will be eaten by them compared to drawing. One of the MD Rajasekar will behave like rowdy and another director KK will behave life smart villan. Please Please Please run away from this builder. There are so many good builder. Please find out one best for you. Do not waste your hard earn money by trusting PACE Builder

most of the good comments given against PACE Builder are simply cheat... None of these good notes are relevant to PACE builder. They cooked up these good notes using different mail and utilizing their staff. Please visit to any of their sites and gather feedback from 10 clients. You will get bad note from 9 out of 10. Please get away from this builder. This builder will talk like hero but play like villan. Please beware of this criminals who cheat the goverment and clients.

I'm planning to book a flat in pace prana. Builder said the case will not stand because the survey number that the party quoted comes under Ben Foundation which comes next to Pace Prana. They have filed a counter affidavit to which the opposition party has not responded yet for a long time now is what I understand. However, the case is still in court so not sure what will happen later. They will completely handover the flats by April 2015. Does anyone has any other update on this??

According to me, it is better to keep in touch with builder. Like as per builder it will take some time to resolve the issue. So if you are planning to book a flat in Pace Prana which is one of the popular residential development in Chennai, then keep in touch with builder & wait for a while.

Could you please let me know what is the current status of the legal issues in Pace prana ?
Today they told me that they will hand over the flats only after completion of work in remamining blocks, which would be surely after 2014

any updates on pace prana ? I have a suggestion to make , All the owners in pace prana can form a group and go and talk to the MD , we can enquire them about the actual progress , this would atleast induce a better response, any suggestions regarding this?

when i met the pace prana admin,they said that they are planing to hand over the flat in the month of JAN-14 and before that they will solve the legal issue.I have booked in block no:1

when my parents and in-law met the pace prana admin ,they said it will be taken care of and not to worry. They are suppose to hand over our flat on oct sometime, guess it varies from flat to flat. But which block have you booked? but when they hand over we should ensure that the legal issues have been solved before taking the key from them. what have they told you Mr.K.balakrishnan?

Hi Mritunjoy..A legal notice has been sent to owners (like me) because they(not sure who - previous owners TN housing board) claim we have entered into unregistered sale agreement with pace prana. Pace is now fighting the case on behalf of owners. The details are not clear. I would suggest you wait till the issue is resolved else obtain a legal opinion before proceeding.
