I have a 2 BHK flat in Pune nighdi pradhikaran just one KM from the Akhurdi railway station, since 2001. The super builtup area is 880 sqft. I have 3 questions, 1st. What area should i offer for sale now, built-up or super built up & 2nd. what is the rate per sqft in that area & 3rd. what would be the exact rental in that area.
Also just me which area is ideal for investment in Pune.
Hi Abhijit..i will explain you one thing..if the builder is charging for carpet area the per sq ft rate will be high but as you said that about the new trend of mentioning super built up area..the overall rate of flat will be the same in both cases but the builder will charges less if he takes into account the buit up area. That is why while charging for carpet area..the percentage is increased.

Hi abhijit...there is lot of difference between built up area and super built up area. You cannot sell your flat on super built up area. Built up area includes carpet area and thickness of the inner and outer walls of the flat while superbuilt up area includes buit up area and common areas like lobby, stairs, lifts etc.
Thanks Rohit. Yes I am aware of difference between built up and super built up. what i want to know is the loading percentage which is put by builders on the carpet in that area.
