How to check property fraud?

Q: Frauds in real estate is common these days. But one has to identify the fraud to get rid of it. Can u please advise me in what ways we can find out that a property deal is fraud?

Legal check is must. Do some research about the rates in that area, builder’s reputation, plot owner, and others.You have all rights to ask builder about various approvals and documents. Take a lawyer for all the paperwork involved in the deal.

Do not only look at returns or appreciation rates or price trends.. First verify the authenticity, do not miss out any single document- land related, CC, OC, ownership related, registration related documents, etc.

Along with verification of documents, one has to check project, quality, reliability of builder and then invest. Fraudsters often show properties where there is no loans or the actual owner may be living in abroad. In many cases, they try to acquire ownership of such property either by using forged documents or by impersonating as the registered owner. So be careful guys.. out of my experience I have learnt big lesson.. I had to go through huge stress and mental pain apart from financial loss in one such incident in my life.

Nowadays these kind of fraud cases on on rise.. There are many brokers who cheat too.. ANd overnight born builders and developers also take to fraud on large scale. Beware from such agents and new builders. They will be very professional and you may never realise that they are cheaters, thats why do not fail to get through verification process before buying.

It is very very important to be careful about fraudsters in real estate. It is the matter of lakhs and crores and once paid is lost.. have u heard of the recent Pragati Valley Project issue? The builder has duped some 3000 buyers for several crores telling them that he will sell residential plots near Navi Mumbai. The project was launched by Concessio in Navi Mumbai and over 110 IFFCO employees had booked plots there.
