I would suggest..if you are planning to invest in Bhubneshwar, Please make sure you go visit the place and then decide. Take care of all the formalities done during you buy the property.,
Bhubaneshwar is witnessing a golden period as far as real estate development is concerned. Since a lot many commercial and residential builders and colonizers have focused on Bhubaneshwar one may get substantial returns in a medium to short period. For investment purpose you can look at Jalna near Infocity-II and Patia near Infocity-I. Both these areas offer good deals with a likely hood of very good returns in 7-10 year period. If you are seeking to invest close to the city, then Jaydev Bihar and Khurda are other options but prices have already reached a plateau so you may not get the desired benefit.
I agree that Bhubaneshwar is witnessing a lot of real estate activity but sadly it is quite unorganized and there is a lot of fraud happening. Developers are selling disputes properties or sometimes land acquisition is not cleared mutually. So beware of it and make a good research before you decide. Jalna is a good area which is being developed at a good pace although the real gains may take around 10 years at the minimum. I suggest you to check out some deals in Tomanda mainly in the Kalinga Vihar (NH) area. It’s already developed better than Jalna and may get you very good returns in the next five to six years. Both Jalna and Tomanda are good areas for short and long term appreciation.
