Prahaladnagar located in west Ahmedabad is one of the more upscale residential localities of the city. It is a good decision to invest in Prahaladnagar and i expect an increase of 8 to 10% over a three to five year period. The current prices are a little stagnant overall as a lot of investors are exploring options in Gandhinagar. Overall Prahaladnagar has strong positive vibes with several developmental projects and nearly 10 operational malls.The Ahmedabad metro once operational is also likely to give a positive impetus to real estate prices in Prahaladnagar.
Investing in Prahaladnagar is a very good decision in my opinion as well. The area along with Satellite checks all the parameters for a good real estate investment for me. The area has very good infrastructure including road networks, up market shopping malls, commercial centers and schools. The only negative is that the residential cost is slightly on the higher side compared to other regions especially Gandhinagar. Close proximity to commercial development centers as well as Indian Institute of Management (IIM) means the area will always offer good rental opportunities. Three to five years is slightly less time frame to get decent returns but yes 8 to 10% is a conservative estimate.
