Mahagun has always complied to the rules and even in this case, the increase in FAR will not adversly affect the Moderne project. It is already equipped with a lot of green area and free space.
Based on such planning land was acquired and many projects were launched in 2009-10. FAR increase now in 2013 i.e. at the time when 95% of the construction of most projects in 7X sectors has been completed and similar percentage of payments extracted from flat buyers, will not only devastate the sector planning but also will jolt the aspirations or reasonable expectations of existing flat buyers i.e. the real owners of these sectors.
Noida has been a dream residential location in NCR of Delhi. This is because flat buyers perceive that this city is planned first and development takes place subsequently. The current FAR increase proposal of Noida Authority jolts anyone who holds this perception or violates the principle of reasonable expectation from Government departments.
The proposal of additional FAR sale to builders along 500 meters of Metro corridor is in complete dereliction to the basic law of the land as well as law laid down in catena of judgments passed by Hon’ble Supreme Court of India.
