Yes it is right time to buy property in ulwe, because the real estate rates of this area are increases very fast after completion of Navi Mumbai International Airport.

Some of the developers who have ready projects include Neelsidhi Group, Lakhani Builders, Mahavir Builders and Akshaya Homes.

Hi Sunil, I feel with demand being subdued for ready units, developers are ready to negotiate on the property prices. It can be a profitable deal for both investors and end-users if you invest today.

In the past few months buying has gone down drastically in Ulwe what with end users staying away and investors not being interested in ready-to-move-in apartments. Investor interest is still upbeat in Ulwe but they largely look for under-construction property

Around five years ago, when Ulwe started developing, a rush of both investors and long term end users was witnessed as projects were available for Rs 2,000-2,500 per sq ft. Today prices have escalated to Rs 5,000-5,500 per sq ft and at this rate nobody wants to invest in a ready-to-move in property.

A large number of developers in Ulwe are not finding any takes for their ready-to-move-in properties. Several developers who have projects nearing possession in this area are repenting for being a little ahead of time. So better you think and then buying a property here.

Ulwe is one of the most preferred investment destinations in Mumbai that promises good connectivity and well developed infrastructure in the coming years. It will take at least three more years before it becomes completely liveable. Thats why ready-to-move in units are not witnessing much movement in this market. Demand in Ulwe is still largely driven by investors
