Hi Guys,
According to Finance Minister, it is not a setback. It is set forward. Rather than involve ourselves in political deadlock and remain parked in a traffic jam situation, we should take the possible route, which has lesser political cost, provide greater freedom to the states... and states who want to get benefit out of it, get the benefit out of it.

According to news, last week, the government had favoured an order to involve 13 central acts like national highway and railways acts to expand benefits to those whose plot is acquired under the land law. Replying to queries on GST bill, which is held up in Rajya Sabha, the minister told that he was in touch with the Congress party.

As per the latest news, the constitution amendment bill to roll out GST, a new indirect tax control, has been passed by Lok Sabha, but is hold in the Upper House where the government does not have majority. One way or another, this bill will help both builders & buyers. People should know clearly about this bill.

Hi,
I heard from news that, Land Acquisition Bill that deals with the developers who have termed the center's move to let the land acquisition bill fall through as "disastrous". According to them the decision will affect infrastructure projects such as the coastal road, the nuclear power project at Jaitapur and other industrial projects across the state. Even national projects such as the industrial corridor will face difficulties. Land acquisition for railways, airports and power plants will be difficult. Kindly discuss.

The Builders are more worried than the common man. Why are they so concerned with this bill? They have to build only on what they can, that is their concern. If they do their work sincerely and honestly, how does the bill affect them.

Yesterday, Finance Minister replied back to the developers saying, let the land acquisition ordinance to lapse is not a problem for the government and the different route assumed by the Centre will provide greater flexibility to the states to deal with the issue.

Even honorable Prime Minister Mr Narendra Modi had announced yesterday that the government will not republish the controversial ordinance on Land Acquisition that lapses on Monday and declared eagerness to add any suggestion in the bill, which is pending in Rajya Sabha.

Hence the economy will slow down… and we have no clue what this new bill will effect… in the real estate market.. i can also guess, there will be a price rise in the real estate sector.

True i agree with the previous comment. But i would like to highlight few example,in Odisha, after the development of the area, for employment government gave land mining and all.. but it gave a result , creating health problems for the workers. Why can't we let people do , what they can. by snatching the land and giving new opportunity will not help them to develop their life. you are taking away their land, their work.. what they can do.money and bill won't compensate the farmers land.

But this will help the village people, yaar. they are the one who are suffering the most. The

LARR bill brings in good news for farmers and tribals by safeguarding
their interest and keeping them at bay from the threat of land sharks.
The bill is quite sound in principle and has been so structured that
the farmers will not be forced to sell land at cheap rates. Interest of
the
sellers is protected under the guidelines of the new bill.

Due to the high price of the land , the builders won't be able to buy the land. If the construction and real estate sector pauses, there are many factors that will be affected. Industries like steel and wood will be affected hence the employment circle will crash !! This will not boom the economy… it will slash down a lot of industries…

The new bill is expected to cut down the project's cost and delay the overall process. With an increase in project cost, prices will hit the roof. In power projects the land costs is subjected to 3-4% of the total expense, however, for housing it is substantial. Increase in land cost, consequently, makes affordable housing completely out of the question.

With the new LARR( Land Acquisition, Rehabilitation and Resettlement) bill, developing a city on a bigger scale will turn out to be a back breaker. Getting a green signal from 80% of the project affected individuals, lining up for the rehabilitation and resettlement of such people and paying a high premium for increase in land cost will definitely take a toll on the development process.

I would like to add that in that case of urban areas, the affected family will be thrown open to two times the market value of land, which will trigger the land cost and fuel the end products to climb the price ladder. Escalation of the land cost by 150 percent, will lead new projects towards a downward trend and make real estate projects much costlier.

See according to my perspective, developers will lose the battle. They have to pay more than what they are paying now. Not only for the land price but also the additional price. Like the infrastructure of the area… relocation of the people who are staying there… all the cost have to be taken care by the Developers….

Revised land acquisition bill, has received two ways feedback. One from Farmers and another from the Builders. It is very obvious that farmer will be very happy with the fact that they can sell the land at 5x the actual cost of the land.Now the question arises how will this affect the developers?? will it help to balance the economy or it will be a fail??? Developers said, they are ok with the bill, but they need some changes in few clause.. will the government understand it ?? or will they bring some change?? or it will be again a draft which will take years to pass.
