Q: The Indian real estate is going down and facing terrible issues prices have become un-affordable. What can be done for this and why all of a sudden such issue came up
Guys i think the government must identify tracts of land to build new urban projects. Once identified, the change of land use from farm or fallow land to commercial or residential must be automatic, involving no bureaucratic meddling. With conversion becoming automatic, middlemen and touts will disappear.
True to make this situation and normal one and to balance the economic unstable structure , the price of the farmland should be equalized and l then reflect the real value of residential or commercial property.
The issue is , now the developers are trying to get the land from farmers. And for permision they are going to any extent. Now the issue arises is that , for the farmers to give land, they need proper compensation, developers refuses to give. hence a circle of problem are arising in the real estate market. which is directly effecting the price to go up.
The resultant shortage of land where apartments, offices and shops can be built inflates prices. Today, as demand starts to weaken across property markets countrywide, we need to think of ways to build really affordable real estate.
See, the main reason real estate have become bit uncomfortable is the rise in price!!The basic reason is the scarcity of land in the cities.There are several reasons for this: states have zoning restrictions, land-use rules and so on.
