Q: i would like to know that can landlord do legally if the tenant has not paid the deposit and rent amount

I feel that you should see that rent is accumulated for more than six months after that issue a notice and then if he does not pay rent within one month of your notice,file suit on the grounds of arrears of rent.

Hello Mrs Chhatwal, First you have to issue legl notice terminating his lease and tenency and also ask him to pay the arrears of rent. If he failed to respond your notice then suit for eviction.
