Amenities attracting home buyers

Q: Hi, now a days, a lot of developers are concentrating on the fact that, amenities should be world class. Even home buyers are also concentration on that particular fact.. kindly discuss this new trend.

What is the price range of projects that have world class amenities in proper location.?

Hmmm Mumbai apartments ranges between Rs 50-60 lakhs and they provide quality f small multi-purpose amenities space, limited sports facilities like a badminton court and a small garden. As the budget moves upwards, the profile of customers changes and so do their preferences.

I have observed that the home buyers have their inclination and demand for luxurious amenities has club houses, spa, high-end gymnasiums with steam and sauna and amphitheatres. Apart from internal amenities like Italian marble flooring, modular kitchens, designer bathrooms, etc., buyers today are also focusing on external amenities such as the presence of a clubhouse and open landscape with jogging tracks, etc.,

Hey how can you forget ,, even now a days developers are concerned about Senior citizens!For senior citizens, projects also offer jogging tracks, landscaped gardens, yoga and meditation centres and reflexology parks.

I feel according to the studies, the modern buyer are more keen about global exposure, hence forth they are demanding for a home are at par with international trends. The customers demands are more focused now on luxurious amenities that allow a lavish lifestyle and gives him a satisfied feeling.

We need to first understand the psychology of the customers. In this fast life when someone invest good amount of money, they will keep few pointers in mind that is to socialise and make bond within the community they are staying in . In this hectic world, the provision of leisure options is integral for a comfortable lifestyle.

Guys even i have noticed that, if two projects are located in the same location and are almost same in the price the facilities and amenities provided by the developers makes more sense for the home buyers. They will take the decision based on the common amenities of the project would determine 30 to 40 per cent on the location and infra!

Yes, Vineet, this a new trend that came in. Even i have also noticed the fact that home buyers are specially going for projects with very good amenities. That have become their first priority.

I agree , there was a time when customers used to give more preferences on area and location, proximity to the railway station, whereas as today's home buyers now focus more on amenities and style factor of the project. Hence now a days developers are also competing for achieving parity. External and internal amenities form an important component that determines the living style of a person and also helps the buyer make a decision on buying home.
