The demand for renting a property in the area has been on a rise on account of increasing developments in adjacent regions. In addition to its credentials, the area also offers a number of ready-to-move in properties and the demand is mainly driven from students and professionals (working in ITPL and Whitefield). The rent per sq ft in Brookefield ranges between Rs 15- Rs 17 per sq ft.
Easy accessibility and affordable rentals has ranked the area among the preferred list of property buyers. In addition to affordable rentals, the area has location advantage and boasts of all the modern amenities such as colleges, hospitals, and big brands such as-SJP and IBM
In the last 4-5 months, the Bangalore realty market has borne witness to a higher demand in the rental category in comparison to sale purchases, and Brookefield plays a major role in it. The rental transactions in the city moved up by 30%, in comparison to the capital market and Brookfield, east Bangalore, contributes 5% of the rise.
According to property consultants, rental values in Bangalore has hit the roof. The increase in values have come on the back of rising demand for residential and commercial properties in the city. Influx of IT professionals in the city across the nation have kept the rental market up in Bangalore.
Investing for long term is fine @Mr Priyaranjan but the main issue with this locality is that the traffic situation is worst now when compared to what it was in 2008. Now the traffic congestion is every where in Marathahalli-Kundanhalli-ITPL & Marathahalli-Kundanhalli-Whitefield zones. These areas have become the worst traffic congestion areas in Bangalore. I used to stay in Brookefield but shifted from that place because of traffic problem. Why the local body or the ministers not doing anything to ease the traffic situation?
Some of the ongoing projects in Brookefield which will get completed within a time period of 2 years are:
Luxury projects: Vaswani Brentwood with price ranging from Rs 67 lakhs to Rs 1.05 crores.
Affordable projects: Dreamz Sadan, Pavani Sreshta, GCN Enclave, CMRS Celestia, Saranya Springs and the price of apartments in these project ranged from Rs 26 lakhs to Rs 65 lakhs.
A four-lane road (Varthur Road) connects Bangalore city with Brookefield. Brookefield also has good bus connectivity with a wide range of services offered by BMTC. Moreover EPIP is also functional now connecting the area with most of the areas of the city. So connectivity wont be a problem. But the only problem is the traffic problem during the peak hours.
What is the ongoing price trends in Brookfield? The area is not so well developed but want to know will it be a good idea for investment for long term. Please reply

Brookefield is now officially a part of Bangalore city and it comes under BBMP. The area is developing slowly and steadly. The property prices are also touching the sky as well. Brookefield started developing during 2002 and onwards. From Brookfield, Whitefield is very near and ITPL is just 3 kms so IT professionals who are working here in ITPL or Whitefield prefers to stay in Brookefield.
