But i have full doubts Shekar bhai, the slow pace of construction of the expressway and the litigation issues may hamper the real estate sector of Dwarka Expressway. In order to realise the envisaged potential of this corridor, it is essential for government to expedite the infrastructural development which currently is at a nascent stage.
See in any real estate sector the price never remains stagnant, they always go up and down!In terms of Dwarka Expressway the experts have estimated that the price will further go up... and also they expect that second highest number of housing units (about 24,160) between 2013 and 2018..
People, did you have the idea that Dwarka Expressway has witnessed second highest number of project launches, after new sectors in Gurgaon. Within 2009 to 2013 18,000 residential units have been launched across 44 projects ranging from mid to premium category. Thats great number :P
Debanjan , as per my knowledge builder's like BPTP, Puri Construction, Raheja, Mahindra Lifespace, Sobha Developers, Ansal Housing, Assotech, Paras and Ramprastha have launched more than 50 projects on Dwarka Expressway and are at various stages of construction. These projects range from mid end to premium segment.
True Arvind the connectivity is the simple factor for rise of demand. Dwarka Expressway is an edge over other upcoming real estate destinations such as Dharuhera, Bhiwadi, Yamuna Expressway and Noida-Greater Noida Expressway.
But Arun do you think the demand for the place will be equal, if the Expressway takes more than 3 years to get completed? I feel that in the slow pace at which the construction of the expressway is progressing along with litigation issues with respect to land acquisition on a 4 km stretch of the expressway are proving to be major hurdles in the growth of the corridor.
Yes, Dwarka has witnessed a hike in price within last five years. It is noticed that Rs 7000 per sq ft price have moved up even after the low pace of construction of highway and litigation issues have become a major hurdle for growth of this corridor. The real estate grew in no time :)
Hmmm true, even few reports says that the average esidential capital value on Dwarka Expressway has risen from Rs 2,426 per sq ft in 2009 to Rs 7,000 in 2013.Dwarka Expressway is one of the latest hotspots for real estate opportunities for home seekers and potential investors. The reason behind this demand is the connectivity of the area. The IGI Airport is the main attraction for Dwarka Expressway.
