A prolonged demand slowdown has seen property prices in Gurugram and Noida witnessing a fall of 7 percent and 4 percent, respectively, in the last five years

People i guess now the price ranges for the land parcel is near about , Rs 4 crore to Rs 13 crore per acre. So after the land issues gets solved the price will move up more.

Absolutely, it was a blessing from the sky to the farmers and landlords when private colonisers commenced business here. Big builders like DLF, Unitech, Ansals, Ram Prastha, Vatika, BPTP, Shobha Builders and MGF EMAAR, came up with their projects which help Gurgaon to rise up!

The story behind the growth of Gurgaon is that it started late in mid-eighties, it picked momentum in the nineties. Then slowly like a fats forward the real estate sector started growing up like mushrooms! But there are a lot of land litigations! True may be this is the reason why the land prices are going down!

But Gurgaon never had a great agricultural land.. as the area was sandy. Hence to develop the place the only way was to take up a new sector there. Real estate was the best option to develop the area. So I do not think there should be any problem for the farmers !

Actually there the land parcels which are now given to real estate builders were farmers land and villages, have now become a part of the booming Gurgaon urban estate, courtesy the entry of private colonisers and urbanisation pushed in by the state. So the land has many disputes which is not helping the price to move up.

Yes, the most hot destination of NCR which attracts the maximum real estate investors has flip side of it also. The flip side is the erosion of social and cultural norms and spurt in crime. Hence the price of the land are falling down!
