Now after visiting i am bit confused to invest in flat or plot. 1. Do you expect flat worth 30-35 lakhs to increase in 2-3 years from investment point of view? 2. Plots again are very much overrated 125sq Yard Plot :30 lakh Please suggest and guide wheather to buy flat worth 30 lakh or 125 sqyard land in vishranti :30 lakh I will be investing as end user. Finally I visited AREA behind best price friend enclave,vishranti city mount kailash .There is no scarcity of flats in ZIrakpur and what I make out after visiting the Zirakpur area. LOCATION ADVANTAGE /SECURITY ISSUE /WITHING BUDGET 1. Road condition are pathetic but may be plan to improve down the line 2. Flats are overrated but most of builders independent flats are good for rental and investment purpose but again it will take 3-4 more years to develop fully. 3.Best time to invest in this zone as price are lower compare to VIP road but again I think plot will give better returns rather then flats. 4.Vishranti (mount kailash ) not ready yet .It will take 1 more year for area to develop.lots of area in gazipur zarikpur is left open so good green environment. 5. Its not gated yet. Security will be issue . 6.Car parking problem will be there down the line in mount kailash without gated security. 7. NEGOTIATION is key Vishranti is just enjoying enjoying location advantage
