Factors usually looked for, is the locality and the affordability of the property. You should go for communitly living. There are communities developing in chennai with the famous walk to work concept, it includes the fact that all the properties are in walking distance to almost evrythng.
even i was confused at first but finally have shortlisted house of hiranandani looking at the reputation and good ROI in the future.

Hey guys I think the increase in cost of materials, lack of availability of construction workers etc, also contributes to the increase in cost of construction. Also the lack of clarity in documentation, registration, taxation, services provided by the developer has contributed to the confusion and uncertainty over the entire process of buying and living in an apartment.

There are a lot illegal factors as well. High profit expectations lead to all of the hype in the real estate sector.
