Strange!!! In spite of traffic congestion the property prices in this area continue to grow. Why???

Yeah I second you Mr Vivek. despite of traffic congestion and jams being a normal feature here, property value continues to grow. But due to proximity to the Central Business District and presence of several green spaces in Indiranagar close by make the area extremely attractive. :) :)

Sobha Palladian is one of the popular residential developments in HAL. It is among the ongoing projects of its class. It is located in good locality..i.e very near to Ryan International School. Sobha has renamed Concordia to Sobha Palladian. ISobha Concordia is a joint venture with SUN-AREA property partners (SUN-Apollo Real Estate Fund). SUN-AREA property partners is going to invest around Rs 50 crore and an equal amount will be invested by the developer.

Divyashree 77 Place ( Price ranges from Rs 1.40 crores to Rs 3.84 crores)

Why the real estate in Old Airport road booming?

The demand for residential properties on Airport road is increasing because of the presence of IT companies in this area. Many IT companies are hiring people which has led to a large market for 2 and 3 BHK apartments. The 2 BHK apartments have received the maximum demand as majority of these buyers being young and coming from the middle income segment. The demand for 2 BHK in these areas is around 60 percent and 40 percent for 3 and 4 BHK apartments.

In the July-Sep quarter of 2013, the locality price appreciated to Rs 4602 per sq. ft. The area enjoys good demand due its proximity to important centers of the city and beyond.

But I heard that there was a drop down in property price in Old Airport Road. How is the real estate market now?

Yes there was a drop of -8 per cent from the period Oct-Dec 2011 to 2012 but the property value in Oct-Dec 2013 reported a 26 per cent increase. Prices ranged around Rs 5500 to 6500 per sq ft in the latter half of 2013.

Old Airport Road in Bangalore is one of the important locations for residential complexes in terms of connectivity and proximity to IT parks, malls, hospitals, educational institutes etc.

The location is stretched from the junction of Trinity Church Road & Victoria Road to HAL and Marathalli.The real estate market on Airport Road is booming in the recent years. As the demand for affordable housing is rising, property price in this localities have also seen an upward trend.

The another reason for the real estate market booming in the area is the area is closely located to places like Indiranagar 100 Feet Road, Inner Ring Road, HAL Wind Tunnel Road and Suranjandas Road so connectivity is playing the major role in this area. Lot of residential projects are coming up in recent time. Due to its connectivity with other parts of the city, it became a preferred destination for the residents of Bangalore.
