Localities adjoining ORR, like Sarjapur Road, Bellandur, Panthur, Marathahalli, Haralur Road and Mahadevpura are highly preferred by the IT employees because of the excellent connectivity to IT Parks and social infrastructure. The real estate looks promising for the next year.
According to sources, Bengaluru is the third-largest hub for High Net worth Individuals, it also has a large base of expats who live and work in the city. This kind of residents look for high-end apartments, especially in the sub-markets of the ORR as they are sensitive about amenities, unit sizes and quality.
I feel Outer Ring Road is popular for plot project. ORR still has large land parcels left which ensure scope of residential development.. Here residents prefer to buy a plot as space is not a limitation. Moreover, plots can fetch you more appreciation. The stretch offers connectivity, infrastructure as well as quality products.
The real estate market in ORR has seen an upward trend mainly because some of the biggest online retail market have acquired office spaces and warehouses along the ORR. Moreover, a portion of ORR is also a part of the planned IT corridor, which has made it a strong job market, employing a sizable population.
There are many villages such as Kadubeesanahalli, Devarabeesanahalli, Bhoganahalli, Kariyammana Agrahara, Doddakannelli, Bellandur in this stretch and localities around Bellandur lake, and Panathur Main Road are witnessing a lot of residential activity mainly due to IT development owing to mutation corridor benefits
Bellandur, a 2bhk comes in a size of 960-1,345 sqft at a price of around Rs 48 lakhs. 3bhk apartments with a size of 1,800-2,900 sqft cost around Rs 90 lakhs. 4bhk flats with an average size of 3,600 sqft cost around Rs 1.80 crores.
On Panathur Road, 2bhk apartments are available for over Rs 40 lakhs for 1,110-1,360 sqft. 3bhk apartments priced at around Rs 50 lakhs come at an average unit size of 1,370 sqft. 5bhk units, average size 2,550 sqft, are priced at around Rs 1.30 crores.
The area has registered capital appreciation of 4 per cent during the last six months with the rates of residential property here increasing from Rs 5580 per sq ft in the last quarter of 2012 to Rs 5810 per sq ft in the first quarter of 2013. Now the property price going on is Rs 6000 per sqft. Outer Ring Road saw rentals appreciate by over 30 percent.
1) Availability of large land parcels
2) Proximity to established IT and established residential hubs
3) Proximity to CBD (M.G. Road) compared to other peripheral locations of Bangalore
4) Ongoing construction of hotels, malls, large Grade A residential developments
@Girish, Outer Ring Road is a thriving realty market for developers and investors. The demand for office space along this stretch has remained high owing to the proximity to residential catchments and availability of quality office real estate products. Corporates continue to prefer ORR since ORR is easily accessible from employee residential areas and its connectivity to the various SEZs and IT parks along the stretch.
Proximity to the city, IT hubs on the ORR such as Whitefield and Electronic City and developing social infrastructure like malls, hospitals and international schools have made the residential areas here adequately self-sufficient.
With improved connectivity and availability of land, there is much demand for development of residential clusters along the ORR. The ORR is on the path of becoming a self-sustained residential location.
hey Guys!!! The most active ORR stretch is the Sarjapur Road – Marthahalli stretch which is extended till KR Puram, as Marthahalli – KR Puram stretch is expected to witness high IT space activity in coming years.. But I feel growth of ORR may slowdown due to the shift in focus towards Bangalore North for upcoming developments
There are many reason why I am telling that the most active stretch is Sarjapur Road – Marthahalli stretch. The reason are as follows: 1) This stretch is close to Central Business District and BIAL.
2) Lands are available in this stretch for IF development.
3) Sarjapur Road – Marthahalli stretch is close to areas like Koramangala, HSR Layout, BTM Layout, Madiwala, Bellandur etc.
4) Around 5 business hotels are coming up in this stretch and a retail mall.
